it is very nice property, feel Maharaja style bedroom and bed style ,A.C. was slightly at the upper portion ,required more on ceiling fan also. rooms were neat & clean, veg food is very nice.  small but clam and quiet surroundings with trees.

Although the hotel looks very appealing from outside, but as soon as one enters, one would realize the dilapidated condition of the hotel. The hotel staff were very unruly, especially the hotel manager himself. Their appearance scared us and made us think twice whether we should spend the night in hotel or should move into a different hotel. Overall, the hotel looked extremely old and ill maintained. The rooms that we got were spacious, but the bed linens were very dirty. Amenities were not provided at all. We had to literally shout to get the basic things in the room. Scariest of all, the owner of the hotel property (who stays next to the hotel), himself told us that the hotel management team is full of louts and that he is fighting a legal battle with the hotel management team. So, be wary before selecting this hotel.

Made to wait for over 3 hours for check in with absolutely no service. The hotel management has absolutely no courtesy and are out there to just fleece customers. Even a bottle of water was not available in the hotel. The guy at the reception was also the room cleaning boy!!! Wouldnt ever recommend this hotel to anyone. Tourists beware!!! One of the most horrible hotel properties you cab ever visit. The owners promised to refund half of our money which also they did not eventually do!! Bunch of rogues give Indian tourism a bad name.

Most pathetic hotel...

This is the worst place to go to. Don't ever book this place. We reached this place at 1 with 2 kids and they promised checkin at 2 - till 4 we were stranded out. They didn't have water and basic amenities. We left from there and stayed at the fern. Pathetic place!! And a disaster and careless management.

We stayed at Madho Vilas(now called Khaas Vilas) for 3 days - 25th/28th December.

While the property itself was okay-ish with big high-ceiling rooms, grass lawn and a small swimming pool. The management was nothing short of pathetic. We made the mistake of not cancelling the booking on Day 1 itself. Here are some of the problems --
1. No toiletries in the bathroom. Had to call reception for it.
2. Bed Linen was not changed even on request.
3. Calls to reception are not always picked as there is no one there sometimes.
4. Breakfast scheduled at 8:30, begins at 10am and goes on very slowly. 
5. No complimentary water bottles. 
6. Even the set top box in our tv had subscription for very few channels. None of the sports channels were included.
7. The waiters had no uniform. You could not make out who is a waiter, who is a sweeper and who isnt. Apparently 10+ 'support staff' were around, but cumulative support provided was nil.

Its not that we were the only one who had such problems. I could see other families complaining too. Would strongly recommend people to stay away from this place. 

Tip for the owner: Please change your manager + train your waiters + teach all the support staff basic tenets of providing service. Your property itself is fine, the management is letting it down in a big way.
