An older accommodation but great location, breakfast included, lovely quiet pool area with lots of sun lounges. 
Everything we needed. Loved our 3 day stay. 
Beautiful garden setting, walk out to bars, restaurants, shops in Seminyak. Pick up from airport arranged.

Simple rooms in a great location

We recently stayed at this hotel and had a great experience. The location is very convenient, just 10 minutes from the beach. boutiques are within walking distance, offering plenty of shopping options. Restaurants, bars, massage centers, and spas are also nearby. Despite being in such a lively area, the hotel offers a calm and quiet atmosphere, providing a peaceful retreat from the hustle and bustle of Kayu Aya. Our room was clean and spacious, with a hot shower and bath. The pool was clean and well-maintained. The staff were friendly and helpful, always smiling.

PS: Thanks to the owner and staff for taking care of an abandoned old Labrador, which shows their humanity and kindness.

Perfectly located

Great 4 night stay. Location superb right in the heart of Eat Street. Room big and bed comfortable with great A/C. TV old and reception terrible. It didn't matter as we weren't there to watch TV. I'm sure if I had advised reception it would have been addressed. Pool is nice and quite big. There is a pool bar not in operation, but still able to sit by it with our own drinks. Breakfast was basic but nice. A choice of Indonesian, American or fruit and was promptly made to order. This was the only time the restaurant was open. Renovations looked to be in place which weren't disruptive.
Overall pleasant stay. The price was half the cost of anything else for it's prime location. Everything is right out the front. I would return if staying in Seminyak

Hotel is Good

Situated in the heart of Seminyak on a long narrow block with easy access and bars, shops, supermarket (with 2 ATMs up to 3.000.000 IDR per transaction) and restaurants at front door.
Friendly staff, but no card payment (for our stay) so cash only.
3 stars is pretty well on the money as the infrastructure is aging and pool bar is not open. The rooms are roomy with walk in shower + bath and the layout is pretty unique with each building divided into 2 with a downstairs open living area leading to one room and stairs leading to above room. I enjoyed it, good value.

You get what you pay for……..and that’s OK !

We only had a couple of days in Seminyak and so thought we would stay right in the middle. Got a great price of A$50 per night. My room was upstairs and huge with a large bathroom and tub and balcony. Water pressure was great, bed super comfy and air con very weak. My friend got the room below which was substantially smaller and smelled strongly of mildew but cooled faster with aircon. For a couple of days she sucked it up. Breakfast was very, very average but included and a choice of cooked or continental. We were disappointed that the pool bar was not running and there were 3 workers in and around the pool re cementing tiles and repairing said pool which was kind of soupy, not very clean or clear, very warm and uninviting. The resort is a bargain for Seminyak but you get what you pay for. This place is in a state of disrepair - they even need a new gardener. Everywhere you look something is patched up, damaged, worn out or broken. Despite the location our chalet was set way back and was quiet at night. I didn't really enjoy being in the centre of town and will stay out a bit more next time if I return to Seminyak at all. It used to be my favourite but has lost it's appeal.

Right in the middle of Seminyak

The resort could do with some work but if you read reviews you will already know this. 
But the staff are gorgeous especially Surya in the restaurant, rooms are clean and generous size. 
If you are like us and only sleep, eat and have a swim this resort is great. 
It was well priced for what you get, we just had 6 nights. Great location in Seminyak. 


Cheap and cheerful. 

Very run down property, lots of broken tiles on floors and roofs! Photos are very old and not what you are getting, rooms in need of decorating, extremely dated!
Pool very dirty with mould around the edges, I would not let my children in the pool.
Staff however were very friendly and helpful.
Had an onsite doctor which was good.
Stayed here for 2 nights would not stay again.
Location was good, close to all bars and restaurants, a short walk to the beach.

Great for back packers

Resorts own website and other booking sites have very old photos. Lots of things broken, old & run down. We left after first night! Paint peeling. Missing tiles in green pool. The bathroom was like a cave and toilet blocked after first use. Staff were friendly and helpful but not surprised why we left

Worst place I have ever stayed

For the money I thoroughly recommend a stay here.
Could do with a lick of paint, but that apart breakfast, large rooms, not too bad swimming pool, and a reasonably priced pick up from the airport to a quiet, centrally located spot in Seminyak it is great value.

For the money

Stayed for two nights with my husband and for the location it really was fabulous! The pool is very big, quite a few damaged tiles-whatever just be aware! Bathroom was colossal! 
You get what you pay for so if you’re expecting all the bells and whistles then increase your budget. 
Not kid friendly due to cracked tiles etc. 
we were sad that the swim up bar has clearly never been operational but there’s a Circle K (cheaper than mini mart) across the road so just BYO. Pleasant lounge chairs, one umbrella so first in, best dressed! 

Breakfast is fine, pancakes are DELICIOUS. Possibly best pancakes I’ve had so definitely recommend those!!

If you want to explore semi yak and use your money on fine dining and cocktail happy hours this place is great! If you’re looking for an oasis to spend all day in, I’d suggest elsewhere like the Astagina
