Leaving this to counteract the negative review below, which doesn't make any sense to me. Just come back from Siwaya. We were 2 couples and booked the 2 standard villas, which are in a private self-contained complex with its own pool. I was a little nervous because it was so reasonably priced...what's the catch?  There isn't one.

Some booking sites claim the villa is closer to Ubud than it is. It's about a 40min walk or 10min taxi, which costs roughly 7aud, so next to nothing between 4 people! It's set among rice paddies and a few other villas. There are a couple of restaurants within 5 mins walk.

From the outset, the family could not have done more to welcome us and make our stay comfortable. Oki welcomed us and gave us his number. He was able to arrange reasonably priced drivers for us to see the area. His mum came every morning to make us a lovely simple breakfast. She also picked up fruit for us from the market. The rooms were extremely clean, modern and well-appointed, and were cleaned daily. They had really thought about what was needed, with complimentary tea and bottled water in the kitchen.

The pool and garden are beautiful, compact, but perfect for 2 couples who are holidaying together. There really is no downside, I will certainly stay again.

Stunning

We booked this accommodation through booking.com and it was listed as "Y Villa".
We used the location given and found it difficult to find the place as the gps coordinations lead us to a place where there was nothing. There was no signage either. We eventually ran into "Twin Villa" to ask if they could help us locate our hotel to find out that this was it. Its a little further out of town I would say about a ten minute drive. We were not to happy when we arrived as we felt the information given was a bit misleading.  The description of the place said it was quite. The location is definitely quiet and tranquil, however there was construction taking place adding on some new villas which we feel should have been mentioned before arriving. No one wants drilling and constant knocking when trying to take a peaceful holiday. We asked to see the manager and the staff said they will call him. We waited for about 20 minutes and asked how much longer we need to wait and they said 20 minutes more. We waited for about an hour and a half and no one came. We were hungry so went to town to get food. The staff didn't speak English very well. They didnt offer us a bike rental or even calling a cab. To walk to town this would be a good 40 minutes. We started walking and eventually found a bike to rent. When we came back the staff came over with his phone for us to talk to the manager. He wasn't very helpful and said he would send us a listing of a few other spots they had but never did. We checked out in the morning as apposed to our 3 day booking to find something better. The rooms were nice and spacious, comfortable beds, a lovely outdoor shower, an outdoor kitchen with light cooking facilities and beautiful garden area with a swimming pool. Our outdoor bathroom was right behind where the staff sleep and relax so we could hear their conversations and felt that for the bathroom we did not have privacy.  Its a pitty that this place is not managed well as it really does have potential. You definitely need a bike/car or cab service when staying here. 

A little disappointed

The place is gorgeous - clean, tidy and impeccably decorated! It's also right in the middle of a paddy field with stunning views especially at sunset. Kadek who looks after the villa was also extremely helpful and friendly. The only thing that bugged us a little bit was the amount of people who came to talk to us and it confused us who to talk to when we needed something. One of them also came to sell to us tourist activities which we appreciated but he sat around in our compound and started smoking in the kitchen which we didn't appreciate. Apart from this lack of privacy which can be easily fixed if the staff are briefed properly and make sure to not intrude guests' private space, the villa has everything you need and is gives you a perfect Bali experience. It's 5 mins on a scooter to the heart of Ubud which is perfect for us, 5 mins walk to a beautiful coffee shop and the best massage place.
