After a bad experience with our previous hotel, we had to change hotel and found Jaya Bungalow. The bedroom and bathroom are spacious and clean. 
Shower is hot or cold, nothing in between.
Great swimming pool!
Breakfast was delivered in our terrace, some fresh fruits, pancake and coffee. It was great to have my breakfast enjoying the trees and birds!
Is very well located, in a calm and beautiful street, but 10-15min walking from monkey forest or Ubud Palace.

Good bungalow and good location!

We booked this hotel online and when we arrived they had no idea we were coming and did not have a room for us, even though we had paid online already for the hotel. We ended up having to go to another hotel for the first night and went back to jaya for our last 4 nights in Ubud. The first night we were actually there another couple had the exact same problem and had to go elsewhere and after reading some reviews on this place it sounds as though this has happen to many people. When we checked out they told us that we had not paid and told us that they did not accept Visa, so in order to leave we had to pay them in cash. When we got home and check our bank statements we had paid for 5 nights on our visa and we paid for the 4 nights we actually stayed in cash. 

Other than the stressful experience the room was not great. There is no insulation in the ceiling so you can hear your neighbour in the next room whispering. We asked for toilet paper and they laughed at us and told us to use our hand. We then walked into their utility closet ourselves to get it on our own. The pool has no lounge chairs and is dirty. The room has one towel, no soap and we had a lizard living in our room.

Beware of this hotel

I booked and paid for Jaya Bungalow and showed up on a Friday night only to find they had no rooms left and my booking was not valid. It was a huge inconvenience and as a solo female traveller it was distressing. 

The staff were very unqualified and there was no boss present. They were very slack in handling the matter and I had to drive around for over an hour searching at every other accommodation place for a room. I had never been to Ubud before so this was incredibly stressful.

Stressful, unhelpful, HUGE inconvenience.

This guest house has pretty limited facilities for the price. No air-con and no hot water (apparently they are supposed to have hot water but certainly didn't when we stayed there). The place is not walking distance from the city so you will need to  rent a motorbike. On the plus side, the room is clean.

Very basic for the price

The gardens surrounding the property are beautiful and are the main draw of this place, as are the beautiful surrounding rice fields. It's very peaceful to spend the night there on your balcony listening to the cicadas and frogs and ducks - as long as you are slathered in mosquito repellent!
It's a bit of a walk to town but no problem unless you find walking difficult - 10 mins max and although some prefer to be nearer the action we didn't mind a walk. 
The rooms themselves are very spacious - perhaps too spacious and need a bit more furniture or storage - but being backpackers we don't really unpack anyway. The top floor rooms only have a woven ceiling so you can hear everything your neighbour does - if possible go for a lower floor. Like many SE Asian places there is a bit of an ant problem and ghekkos - which I don't mind til they poo everywhere, and even then if it's cleaned up properly it's not an issue - I would perhaps suggest this could be paid more attention to but for such a cheap room rate we thought they were as clean as we could possibly expect.
I thought the pool could have sunbeds and be cleaner and had this been the case i would have sat around it but as it was I think it needs a bit of attention to make it more inviting. The owner is really friendly and helps to organise anything you need which is a big plus.
