I choose the property because it is relatively closer to Ubud Writer Festival, esp to Neka Musium the main program location. I could just walk easily.
Alo closer to many restaurants, the iconic resto like Mozaic, Cuci Italiana, and Nuri's grilled ribs

The property has only around 8 villas, and that's why service can be personalized. For me that off set the standard room quality. This does not mean room is bad, no... it has AC, large space, with sofa, has balcony overlooking garden and pool, clean. Only the bathtub drain is not working well. Luckily the bathroom is also large.. so instead of showering in the bathtub, you could pull the shower rod and have it outside bathtub. Sorry.. I am particular when come to bathroom and toilet.

The receptionist (Bli Kadek) is wonderful person. Help me find scooter rent, car rent, and negotiated for us. The lady in dining room is also very attentive, prepared foods to our liking for breakfast, and even willing to get them served in our balcony.

Note that the property is not easily visible from the street. The phone in the web did not work, as I arrived post midnight. The sign in the street is very small and cluttered with many other signs. But google map finally helped.

It has small pool, quiet and one could enjoy breeze, and cooling off in the afternoon. Good to relax, while reading

When you need quietness in hidden place

I should say that this hotel has every possibility of being amazing,  if management can overcome some simple issues. It is beautiful and located just a short walk from the Writers Festival HQ and overlooks a great ricefield. It is a long walk back to the centre of Ubud.
Firstly, this hotel is difficult to locate. It is where google maps suggests, but there is a tiny sign about 10ft up so you need eagle eyes. Pleasingly, the hotel is located down a long narrow alley so you get off the main street and noise.
On arrival, the check in young man seemed a bit blase. He only wanted one of our passports and no cash upfront. We had hired the three bed villa and one extra room in the general hotel. They seemed not the least aware of the second booking but happily enough provided a key to a room.
The three bed villa is gorgeous.  Two rooms on ground level are huge. The third room is up a narrow flight of stairs located above the office. My friend who stayed in that room said she could hear the office phone ringing, staff coming and going, and smell their cigarettes.
There was no hot water in any villa room on the first day/night or second morning.  The first excuse was to just run it for a few minutes. Then it was "I'll check while you are out at dinner". When we were getting ready for bed it was "not sure, will look into it tomorrow " (no alternative shower arrangement given). The next morning  (still cold) they were "waiting for the engineer".  There was hot water at the end of the second day.
Equally on the first night I jumped into bed and realised it was just a sheet. I had to request a blanket.
There is no longer a restaurant on site though they will make your simple breakfast. Eat out for everything else.
There is no safe for your valuables, and the rooms aren't particularly secure. 
There was no power in room 1b for a few hours one day and the upstairs villa room's a/c didn't work for about 24 hours. The rooms have no flyscreens and far from fitted, so expect bugs at night.
There was no servicing of the rooms while we were there. Dirty and wet towels were not removed, beds were not remade or even just  straightened.  
After returning back to the villla one afternoon a girlfriend found two blokes sitting inside the villa grounds, looking like they were just hanging out there. Given we found a bong in the adjoining store room, it's evident why they were hanging out there!
Staff were inattentive,  lacking in proper training and it was all a little "Faulty Towers".
There is opportunity to improve but beware if you book here.

Needs improvement 

It was a quiet and lovely villa perfect for an idyllic vacation in the Ubud countryside. They have 3 selections for breakfast: I recommend the one with the local noodles. They also serve decent Balinese coffee. It is hard to find on the map as taxi drivers are not familiar with it, so best be familiar with the neighborhood when going home. There was some hammering and construction noises from the nearby house and one night, we heard some noises on our roof (not sure if it was an animal or a thief). Lock all doors and windows to be sure, but we were fortunately safe in our entire stay. 

Lovely Ubud villa

Nine friends from Australia stayed at the Villa Unique for ten days in March.  I can only speak for myself, but I believe the consensus of all to be similar, in that we thoroughly enjoyed our stay at the Villa.  We had the whole villa, 5 rooms, set in a beautiful garden, with a lovely pool and kitchen area which we had full use of also.  Personally I can only give the highest recommendation for the accomodation, the cleanliness, maintenance inside and out, and especially to the three wonderful staff who looked after us all like family!  Kadek, niWayan, and Katut (spellings may be incorrect, sorry!)! They were all three consistently obliging and attentive in every way, Wayan supplying tasty breakfasts more rapidly than I have ever seen anywhere, catering to our many varied requests. The three of them unfailingly cheerful and smiling, truly became like family.
During Nyepi, the New year Day of Silence, with no electricity, fire or noise permitted, all was made as easy as possible for us, and we were educated as to cooking the previous day,etc.  During the earthquake, quite early one morning, Wayan and Katut immediately shepherded us to the safest area, most sufficiently, despite their own probable fears.
Twice during the ten days, the owner visited completely discreetly, possibly to check that all was well for us, also a most pleasant man.
I can recommend the Villa Unique for single stays or groups, with no hesitation. Only a few minutes taxi or scooter taxi ride from the Ubud centre, and even closer to many restaurants and cafes.  Walking distance even to town if you like a half hour stroll.  There is a batik workshop along the lane which is very interesting, with the finished products, beautiful batiks, being sold in a shop on the main road at the end of the lane.  Kadek is on hand 24/7 to help with any enquiries, most efficiently and cheerfully.  Will definitely stay again when next in Bali, this visit being my first experience of its many beauties.

Truly Unique.

We stayed as a family of four with 2 adjoining upstairs villas.  The rooms are really spacious and well appointed with a large balcony/verandah.

Bathrooms are clean but the shower a bit weak.

Great pool and lovely gardens.  Breakfast good. It wasn't included in our tariff but very reasonably priced.

The location is in a lovely part of Ubud, quite handy short taxi to town and you are spoilt for choice for delicious restaurants within a short walk.
