Stayed here in June , a party of 9. All the rooms were perfectly clean, and lovely decoration.
The location was ideal for both getting to and from the airport , travelling into Dublin City and exploring the larger area of Dublin. 20 minute walk to the Dart or 10 min walk onto Drumcondra road.
Breakfast was delicious and plentiful , Julie as a host was superb, we all felt so as home.
Great facilities inc wifi.

First class host and accommodation

For Easter 2020 I reserved bed and breckfast for my sons and me in the Annandale Bed & Breakfast. We accepted the no storno option and payed in advance.
Than the Corona Pandemic stopped our journey to Dublin. We made an agreement with the Annandale House to shift our visit at Easter 2021. Unfortunatley the Corona_pandemic stopped our plans a second time. Again we had a communication with Annandale house to shift out visit to a later date. But after this contact Annandale House didn't answer to my E-Mails. Last Sunday I tried it again for the last time, now I want to fix my irritation at TripAdvisor. Very unpolite and unfriendly of Annandale House to refuse any contact. I'm very dissapointed and lost my money.

Very disappointed

Arrived in Dublin as US president was giving speech on travel restrictions for COVID 19– so left one world and landed in another.  We have spent four days in Dublin navigating the changes and planning our return to the US tomorrow, all from the comfort of the lovely Annandale B&B.  We love the upstairs room under the eaves — so spacious and charming, with a nice private bath with an excellent shower.  Julie has been flexible and accommodating and helpful with both our local itinerary and our constantly evolving travel plans.  The beds are comfy, the heat is easy to regulate in the room to individual preference, and we had everything we needed, even tea and cookies in the room.  The area is convenient, and easy walk to nearby restaurants, a longer walk to town, or ready access to taxis and buses.  I hope to return to Dublin under different circumstances, and I would definitely stay here again and recommend you do, too, when the world gets back to normal, or whatever the new normal will be.

Great place to stay!

I need to make a comment on the hostess of the Annandale House in Dublin for March 3, 2020. When I arrived, I waited over 20 minutes outside the door, knocking & ringing the "Ring" doorbell in the COLD. I went to a neighbor's house & asked her to call the hostess of Annandale House. Julie, finally opened the door after receiving the phone call from her neighbor. I felt like I had disturbed her by arriving at about 5 pm. I was given the key to the room & directed to go upstairs with my luggage(mind you I'm a 70 year old youngster) She did not offer to help me. I was told I could not park the car at her place & to find another location around the corner, which I did. She asked if I was flying out the next day. I told her I had a 10:30 am flight. She told me that I needed to leave her place at 3 hours prior to departure & she was NOT going to have any breakfast for me the next day. I typically arrive for a flight at least 2 hours prior to departure. It ended up that I was checked in & now waiting at the airport for my flight for 2 hours. She also insisted that I needed to go through US immigration at the Dublin airport since I was returning to the US. I told her that I had a connecting flight in LHR & would need to go through US immigration in SFO. She argued with me. As a professional travel advisor, I knew that I would need to go through immigration in San Francisco. But I thought maybe things had changed & that Julie knew better than I. At the Dublin airport, I went to the line for the US immigration & was told that I needed to go through US immigration when I reached the US since I had a connecting flight in LHR. I have stayed at many farmhouses, B&Bs in Ireland towns & cities & have always had a good experience with the hostess greeting me with a smile & offering me tea & scones when I arrived. I did not have this experience at the Annandale House. I felt that Julie was rude, unwelcoming & worse yet gave my incorrect information about US immigration at the Dublin airport. I wonder how many times she has done this to other guests. I send many clients to Ireland, who use the B&Bs. I will definitely won't be recommending the Annandale House to my clients.

My experience at the Annandale Bed & Breakfast

Julie was a great host, very accomodating, location was easy to get downtown, the room was clean but the bathroom a little small, over a very good stay!  Breakfast was great! Would definitely recommend.

First Trip to Ireland

I really don't like to speak badly of something but we are so disappointed with the many flaws in this guest house.
Too many things just didn't work out. Breakfast has a very limited choice for those who prefer a continental meal: pancake (actually, a crepe) or porridge (the second time I had it, it was horrible, steaming hot and floating in milk. Couldn't eat it). No yoghurt, no scones or any kind of cake, no biscuits, no fruit. There where a few cereals locked away in some jars, and some long-forgotten apples on the shelf.
Upon arrival we were told that breakfast was served only between 8 an 9. On the first morning, we came down at 8.30 to find other guests waiting as the breakfast room was locked. We waited until 9 until the owner, Julie, came out, with no apologies, and let us inside the room. That was also the only time we saw her.
We were all sitting around the same table, which would have been nice if hadn't this boarding school feeling as we all waited a very long time for our meals to be served. This was probably because there was only one person in the kitchen.
The helper was cooking meals and also cleaning room and, I'm sorry to say, she was terrible. She also started arguing with another guest about a wrong order - she was actually right, but her aggressive attitude was really not appropriate. Also, she couldn't answer questions about the menu, she was very slow, cooked a terrible porridge and very strange things happened during room cleaning.
First, two pillows disappeared. Then, we were given a lower sheet filled with lumps, very ruined and definitely not suitable for guests! Later, we found the upper sheet folded in the middle of the bad, under the duvet. And on the last day, the upper sheet disappeared. The room gets very hot at night and the duvet was pointless.
The room was actually cozy and we appreciated to find a hot water bottle and an hair dryer avaiable, but the shower could only be turned on by a switch outside the bathroom, which is weird, and dangerous.
The bathroom sink was so small that it wasn't possible to wash properly. The taps only gave water if you pressed them constantly so only one of your hands was free during the process.
The mattress was comfortable, but we had noisy nights as dogs barked, cats fought and hosts chatted more than once late at night in the private rooms downstairs.
The only bright point was Julie's daughter, who greeted us upon arrival and was extremely cheerful and helpful.
I guess free wi-fi was also a good point. Still, we'll never be back to this place.

We thought so much better

Enjoyed 3 nights at Annandale B&B. Julie was a great host. Very helpful and always available if you needed her. I especially will remember the Porridge Irish-style (with the Whiskey topping!) A great place and definitely would go back!

First Time to Ireland

Visiting for the second time, there was no doubt that staying with Julie was where we could go!  Annandale Bed and Breakfast is a short bus ride from Dublin's city centre and retains a lovely quiet, suburban feel.  Our rooms were fresh and clean and the breakfasts hit the spot!  Julie was extremely helpful and accommodating.  We visited the very first time almost 15 years prior and after roaming around Ireland for a week, this was the place my young boys remembered most fondly!  Returning this time with extended family, everyone agreed that we couldn't have better!

Stayed here again on a family visit to Dublin. This is my fourth time staying and this place never disappoints. Julie is so welcoming, the beds are comfortable, the place is spotless and the breakfast delicious! 

Little Gem - Never Disappoints 

Difficult to say something positive  about this place.The only thing that comes to mind is the freshly cooked Irish breakfast.The breakfast itself  was only available at 8 30 with the breakfast room locked until this time.There was no fresh  fruit.

The room was cramped  and poorly serviced .Bed badly made .Rubbish  bin not emptied  and towels damp on arrival. 

The most  alarming  thing was the shower. This could  only  be turned off at the switch outside the bathroom This was clearly dangerous with wet  hands- a clear  health and safety hazard

Overall a poor experience
