Big room with a nice big double bed and a single bed.  Nice and warm, breakfast included (coffee, fake juice, croissants, ham, cheese).  Could have done with a few more pillows, and softer ones, and better quality towels, I hated the cheap thin T-towel things they had.  We liked the fact we could watch Netflix using our own password on the telly.  Added benefit of pizzeria also part of the hotel if you are hungry with an overpriced bar.  It was nice and quiet here but that’s probably because it is a little off the main drag.  Free off road parking.  Lacking in customer service though, one night we decided to just have a drink in our room so I went to the bar of the restaurant to order, I placed my order then the owner went off to serve a customer drinks in the restaurant and completely forgot about me waiting by the bar to the point I had to go over and interrupt, he then overcharged me (I realised later) and after putting my items on a tray so I had no hands free, deliberately chose not to help me to open the door to leave the dining room.  Also my partner was unwell when we were here for one night so we decided to stay on another night, so when I went to pay for the extra night the person on the desk didn’t know how much it was, which I found unprofessional.  I liked the place but the hosting left a lot to be desired.  Also I found a couple of potential staff CVs in our room which had all the personal details of two individuals on which I put underneath the reception desk when we left, but that’s a shocking breach of confidentiality for those individuals that their personal information is not kept more securely.

After four years this was our second visit. Staff and Family are very friendly. The rooms are large with air conditioning. Breakfast was continental croissant and cold meats with cheese or yoghurt. The pizza restaurant is a convenient bonus. 

We chose not to hire a car instead relied on buses which were very convenient for Sirmione and Desenzano. Bus stops are close and convenient. Around Lake Garda payment is accepted on the bus in cash. No need to get a ticket in advance from a Tabac.
On the other hand local buses tend to be late due to traffic, particularly in the east near Peschiera del Garda.

The best and most enjoyable way to get round the lake is by ferry and we used the service at some time on five days out of seven.

A Friendly Family run Hotel, Excellent!

We were very impressed with the hotel and staff at the family run hotel. Can’t understand why it only rates one star. Our room, no 7, was spacious with en suite and pleasant view of what is a mainly residential area. There was always space in the car park and the main lakeside road along the southern lake Garda is just a block away.; quiet but convenient
Half way through our weeks stay we decided the best way to get about was either by bus or boat, and some of the boats are very stylish, particularly the paddle steamer ‘Italia’.
Sirmione is quite close but best forget the car. We went by bus from the hotel, switched to the new shuttle bus and stood for the last kilometre (very busy). Decided to return by boat to Desenzano and get the bus back to hotel (much more civilised).
We shall certainly use the hotel again when in the area. Lake Garda is great but it must get much busier as peak season approaches.

Gem of a hotel well placed for southern Lake Garda

The family that run this small hotel know how to look after guests. There was a warm welcome and friendliness all the way through our eight day stay. Everything is spotlessly clean with daily room cleaning and towel changing. The pizzeria is open every evening except Wednesday. You'd know by the hum of the local clientele that it's a very popular eatery. Pizzas, cooked in a wood burning oven, were delicious as was the house wine and very reasonably priced. 
A five minute walk brings you to the bus stops. A supermarket is only a couple of minutes walk away. Plenty of parking space. Recommended. Thank you Danielle, Fiori and all the team for all your warmth and care!

What a super family run hotel!

We stayed here for 6 nights while touring the area on a motorcycle plus we had a wedding to go to so it was ideal B&B Style Hotel.
the rooms are very spacious and bathroom is adequate with a reasonable shower nothing fantastic though.
The room was clean and tidy and clean linen and towels every day and in the morning a sufficient continental breakfast to set you up for the day.

The only bugbear if any would be the Wi-Fi is a bit in and out and the television ! everything is Italian & German , we were not here for tv but a English news channel would of been good.

The owner has supplied a fridge with freezer on one of the first floor for guests so you can have your own drinks in room .

The restaurant below serves some of the best pizzas in the area and they are extremely tasty but it can get very busy and sometimes the service is a little slow.
All in all if we were to come back to the area we would use this hotel again.
Ps . Secure car park at the back of the restaurant is ideal for motorcycles and also there are many good pasta and seafood restaurants within 15 minute walk of this hotel.

Great place to stay and excellent value

The room and the bathroom was spacious and clean with all the necessary facilities and utilities. Breakfast was sufficient and the staff was friendly. The parking facility was a great luxury. The location is close to the lake and 15 min drive to the center of Sirmione.
The location marked in the Google maps is not accurate and must be updated.

Nice&Quiet place to stay close to Sirmione

We stayed at Camping San Francesco and found this perfect and cheap italian meal just around the corner from the campsite.

Very friendly and welcoming staff.

Very good pizzas nice and fresh and tasty.
