Since we were affectionate customers and we booked (3 rooms) like the other times in March leaving the credit card as a guarantee. Three days after our arrival they call us to tell us that they had problems with the booking calendar and that we had to anticipate our departure. So we found ourselves from one day to the next with the nights of 12 and 13 August without a roof (the trip continues to Chiavari but booking under ferragosto other accommodations).

It's a lawsuit!

We booked three rooms by phone for the period 10/08 to 14/08. Two days before arrival the management called us saying that the reservation for the last two nights had been cancelled due to a lack of clarity with other overlapping reservations. Unfortunately this forced us to look for an alternative accommodation for the last two nights. We had already been in this facility in the past, all in all nice, but after this big disruption I think we will unfortunately not return in the future.

Lack of management responsibility

It's in a good location, just a couple of steps from the beach. Very nice rooms, well furnished and clean. Nice and available staff, good breakfast. The only new thing is that it doesn't have a parking lot. The property offers a 15€ pass a day that allows you to park in the blue areas without paying for the ticket. However, if you don't find free places you'll never park. We shot an hour before finding a parking lot. Quality/price ratio in the norm. However, recommended.

nice historic building in good location. we got a lot if good advice at checkin. nice room with beutiful terrace. we got a breakfast package with us since we were leaving early. we managed without airconditioning. 28 C daytime outdoors. if beeing really hot there could have been difficulties sleeping

nice building, friendly staff

The rooms are nice and well-maintained, very clean. The staff is kind and available, breakfast is very tasty and with a wide choice. The only drawback is that the room lacked air conditioning, so considering the season, it was inevitable not to suffer the heat. The bathroom is also a little small and windowless but for the rest everything is perfect.

It's wrong.

Very nice place a little difficult to find as the panels are discreet. The rooms are nice and overlook a garden. It is very quiet. The reception is very pleasant both by mail with the owner and when the couple who run the hotel arrives. Breakfast is very good and copious with fresh products. The train station is about ten minutes' walk away. We were also issued a pass to have a parking space. The only bet is the room is a little high though.

Please note that if one wishes to cancel a reservation, one must do so at least _30_days in advance. Since this is a highly unusual policy -- most hotels require somewhere between 48 hours and 1 week's notice -- I was shocked when I asked to cancel my stay three weeks in advance and was denied any sort of refund whatsoever. The hotel was totally inflexible on this and charged us the entire 350 euros for our 3 night stay. This policy seems especially ridiculous considering the booking was for Levanto in the peak of high season, when every room in town is booked, and our room would have been reserved the second it went available!

I recommend staying somewhere else, where the owners are more professional and less interested in taking advantage of people's misfortunes.

Ridiculous cancellation policy

Close to the beach and the city this b year b is well situated. But to find it you will have to see a 30 cm plate on a rusty grid overlooking a narrow passage. After crossing a neglected garden you will be greeted by a very charming lady who goes ahead of all your wishes. The room is very clean, quietly overlooking a very large terrace. Good lunch served with the same smile. The least: it arrives from the back of the house unflattering. A furniture too cheap. A very simple decor. These improved points would justify a slightly too high price at present.

Good location

This is an interesting Hotel as more literally there are rooms available in an old building which contains many apartments.  The price reflects the properties location in Levanto.  The room including the ensuite has been equipped primarily from 'Ikea'. Whilst this is sound practice when setting up your child at university or in their first home - it doesn't generally lend itself to a Hotel room.  The couple who have the task of running the 'Hotel' do an admirable job and try hard to meet your every needs. Breakfast was pleasant. Parking for cars is a bit of a nightmare as you need to find public parking nearby. The hotel will provide you with a permit which will reduce your daily parking costs to €6.  The accessibility of the hotel would be very difficult for anyone with disabilities if not impossible. Overall - quite an expensive stay for quite an average hotel.
