In general the hotel is not bad, but there are a few serious disadvantages that really disappointed us. For 95 euro per night we would like to have a more comfortable stay.
What we liked:
- The best thing in this hotel is a fabulous views of Lake Garda right from the window and from the balcony of the room, where there were a table, two chairs and even a flowers!
- Our room was simple, but cozy, light, spacious, clean and comfortable - with a fridge, safe and a big mirror.
- Really good breakfast for Italy, with sweet and salty food, in the dining room also with a view of lake. There were variety of ham and cheese, fresh vegetables and fruits, always different homemade pies (sweet and salty), cakes and croissants, several types of muesli, yoghurts, juices, bread, coffee and tea (though it was a problem to find ordinary black tea so ask the owner!).
- Good location - not in the center of Malcesine, but 15 minutes on foot (although the road is a little uphill). But quiet, green (the hotel is situated in the olive garden), there is free parking and you can relax on the sunbeds in the garden with the lake view.
- Nice and useful details - two free bottles of water (still and sparkling) in the room, a small self-service bar on the ground floor (tea, coffee, wine, beer, nuts, etc.)
What we didn’t like:
- Terribly heat was the biggest problem of our stay at the hotel. We knew that there was no air condition, but there were not also the mosquito screens and due to a lot of insects (mosquitoes, bees, midges etc.) we couldn’t open the windows. It was difficult to sleep!
- Old bathroom of the 70s, where everything works hardly (cistern, control of water in the shower, shower cubicle, even the door). There was poor lighting in the bathroom, only one towel hook (in a double room) and one soap dispenser on the sink (reception refused to give us a second one for the shower)
- In the room there were mosquitoes and midges and as a result there were traces of insect killing.
- We had two different pillows, one of which was low and uncomfortable.
- Reception is not 24 hour, check-in is possible only until 19:00, late check-in costs 20 euros. But the owners live there, so in case of emergency you can disturb them.
- There was an unpleasant situation with the city tax, which we should to pay more than it was indicated in the Booking.com confirmation. We asked about it in advance by email, hotel accused Booking of this mistake, but on arrival it wasn’t still resolved (by call to Booking for example) and we had to pay a double city tax. 
- Wi-Fi which was given at the reception almost didn’t work, but the hotel has a second Wi-Fi with the same password and it was working (although it was necessary to search for this network)
Note! The hotel doesn’t respond by phone but responds by e-mails quickly, so it’s better to write than to call!

Very simple hotel + fantastic view = not cheap

This is a nice hotel, you get what you pay for, it's reasonable. The rooms are quite basic and you need to be careful when booking to make sure you book a room with a bathroom, not a room with access to a communal bathroom. The rooms have no air con, so can be uncomfortable in the night. There is private off the street parking available. The breakfast is lovely! And the staff are warm, friendly and helpful.

It's ok

The owners and staff at this hotel are the most welcoming and friendly people you could wish to meet. Nothing was too much trouble for anyone. The welcome we received was exactly what you need after a long hot journey. We were made to feel special from the moment we arrived. The room was bright airy and spotlessly clean with an amazing view of the lake and balcony to sit enjoy that view. The breakfast was a large range of cereals, croissants, yoghurts, cold meats, quiche, strudel unlimited tea & coffee and more. The hotel is situated about 10 minutes walk from the town where there are dozens of bars and restaurants to choose from. Getting to other Lake Garda resorts is easy, you can go by boat to Limone or by bus to everywhere else. A fantastic place I would love to visit and stay at the same hotel again

Stunning place, ecxcellent hotel

We booked this hotel fairly late on, we go to Malcesine every year for our wedding anniversary and normally stay in the same hotel but as we were trying to keep the cost down this time and Casa Bianca was extremely reasonable we decided to give it a go. 

Pros:

The owners are extremely friendly and accommodating of any requests, they cannot do enough for you and are genuinely really lovely, they speak excellent English too which was a plus since out Italian leaves a lot to be desired! 
The breakfast each day was great, fresh meats and cheeses, croissants, quiches, cereals, fruit salad, yoghurt, coffee, herbal teas, juices and specials that varied each day etc... 
Our room was very comfortable with a beautiful view from the balcony which was a lovely surprise as we didn't expect to have a balcony. Immaculately cleaned everyday. Bed was lovely and comfortable. 
Also had a fridge in the room which was great for keeping water (and prosecco) cold! 
The owners provided private airport transfer to and from Verona airport to the hotel at less than 50% the cost of private transfers we have had previously. 
And not to mention the excellent value for money. 

Cons:

This hotel doesn't have any Aircon, I didn't realise this before I booked it which was my error. We stayed here in the middle of July and the day we arrived it was 35 degrees, the room was too warm for comfort. A rotating standalone fan is provided in the room which allowed for some respite. If staying earlier in the summer or towards the end of summer I doubt the lack of Aircon would be an issue but in mid July we definitely missed it!! 
The wifi wasn't brilliant, quite intermittent but this was only a minor issue as wifi is not a necessity for us.
The road that the balcony looks out onto can be quite noisy due to the mopeds and scooters passing by so some nights we had to sleep with the door closed despite the warm temperature in the room due to the traffic noise. 

My last point is neither a pro or a con but simply a point worth noting, the location of Casa Bianca is a 15 minute walk from Malcesine, approx 1.3km which is uphill on the way back. This was not an issue for us but worth mentioning so other travellers are aware.
