Many things to review before welcoming guests properly. Nobody at arrival...Usually it's not a problem because you can easily discuss this with the host. Unfortunately I called the manager who speaks only Italian and says she doesn't speak a single word of English...You can imagine how difficult it was to explain on the phone, without any gestures in a language I don't speak that we were at the place but that there wasn't anybody. She had left the key on the door.
Second problem, still on the phone: she spoke about breakfast and suggested 9:00. If we want to enjoy our holiday, visit, and so on...it's too late. I managed to negotiate for 7:45 (she refused 7:30 which was apparently too early for her).
THE ROOM: overall nice, nothing special to say. Unfortunately we had to pay attention to the door to keep it closed in order to prevent the numerous flies from coming in (ok we are in the countryside, but there it was way too much and of course no device to deal with the problem).
THE SHOWER: the curtain meant to close the shower takes a third of the space available, that is to say if you really want to close it, it will stick to your body while you shower, very unpleasant and not hygienic, don't you think?
THE BREAKFAST: Here comes the big problem. We had planned 7:45 but when we came in there was nothing on the table. She asked us what we wanted to drink and gave us some bread with ricotta and jam. There was also fruit juice which was the size of a small glass (20cl) for two people...We thought that was all but we realized that everything was being prepared and put on the table little by little...sweet as well as salty preparations coming at the end. We couldn't even enjoy (and have the choice) a third of the food because by the time everything was ready we had already finished our breakfast, we were full. Basically they prepared (the manager with oher women)the breakfast for 8:15 while she had said ok for 7:45, very disrespectful.
We stayed 2 nights so 2 breakfasts for 2 people were supposed to be included. She asked me about the time for the second morning. I told her that I had a little problem because for transport reasons we had to leave early, at 7:30. She said she understood but didn't say she would prepare something quickly for 7:15 or leave us something in the room the day before...Even 7:00 is not very early, you can go in pretty much any hotel, breakfast is served from 6:00 to 10:00. The problem is that she asked us full price while breakfast is 5 euros per person and we didn't get it on the second day (and only partly on the first day) so she owes us 10 euros.
SHE DIDN'T MAKE ANY EFFORTS TO SPEAK ENGLISH, NEVERTHELESS SHE TRIED TO SPEAK TO ME TO SELL US HER DINNER (WHICH WE REFUSED). THIS WOMAN IS NOT THERE TO WELCOME YOU AND GIVE YOU INFORMATION (NOTHING TO HELP YOU, NO LEAFLET IN THE ROOM...) ABOUT THE AREA, OR SHARE ABOUT HER PLACE, SHE ONLY TRIES TO GET AS MUCH MONEY AS POSSIBLE (WHAT'S THE POINT OF SHARING A MEAL WITH HER IF YOU CAN'T EVEN EXCHANGE BECAUSE OF THE LANGUAGE? APART FROM MONEY, I WONDER...). AND, AS WRITTEN ON BOOKING, SHE ACCEPTS ONLY CASH. USUALLY PEOPLE SAY THAT "AGRITURISMO" IN ITALY IS NICE, YES INDEED IT CAN BE BUT NOT IN THIS PLACE WITH PEOPLE LIKE THIS.
-Other negative aspect: I forgot about the path to get to the house: not great to drive by. Halfway there was a big rut full of water in the middle of the road and it wasn't possible to bypass it...Watch out if you don't want to get stuck!

To avoid, it's such a disappointment! I don't even recommend it for Italian speakers...

We flew in to Rome and rented a car to drive here, it is simple and modest. Went through the Tuscan countryside and saw many vineyards and olive groves along the way. The owner of the property was so sweet, only speaks Italian. Clean room, comfortable bed, woke up to the sounds of sheep. Breakfast was delicious and only a short drive to Saturnia and the hot springs. So worth it!

Away from the hustle and bustle 

We spent a weekend at Agriturismo Piane del Bagno and found it an excellent B&B. The rooms are in a house which is part of a farm, where they produce oil and wine and they have some 300 sheep!
Rooms are comfortable and very clean, breakfast is excellent: they offer home made cakes and soft biscuits and surely their sheep milk ricotta deserves a special mention.
The rate is fair (probably even cheap) and the location is great. Saturnia thermal spa is within walking distance and the thermal waterfalls are a 5 minute drive away.
We have been impressed with the kindness and helpfulness of staff. It’s a lovely place and we will definitely be back.
