I was a bit worried having read other reviews, but my one night stay was fine. Nice friendly reception team, room as with most in Italy was basic and old, but no issues. Breakfast was good continental style, croissants the best I had during my few days in Italy. You can get the 24 tram into a more central location and connect with the Metro. For the price a decent hotel. 

No issues, good cheap option

Nice personnel - welcoming when I arrived. On-premises off-the-street parking as part of the price of lodging (about 7 parking spots). But that's the end of the good.
The room (nr. 14) was on the ground floor right on the street. The windows onto the street were single pane, old windows that didn't close all the way. The trams started running at I'm not sure what hour but very early. I left the room around 7:00 and they'd been running for at least an hour. Unfortunately the road and therefore the tram tracks does kind of an "S" curve right in front of the hotel so you get the squeal of brakes + grind of wheels on curved track in addition to the standard tram rumble. The garbage trucks started up early too - they picked up (seemingly repeatedly - perhaps due to different types of recycled material) apparently right outside my window. I disposed of one bug (beetle? roach? cricket? Not sure - I was groggy) but spotted another which got away and I left for the next resident. I can't comment on the breakfast as that starts at 7:30 and I was on my way at 7:00. Oh, and the room/bathroom was pretty dirty as well. I don't mean they don't clean the place - this is years old worn-in grime, especially in corners - the kind that you get rid of by renovating, not by cleaning.

Early morning trams, garbage collection and bugs

Run down, dark, gloomy, poor area. All of this is bad enough, but book when there is a fair in Milan and it could cost you 150 euro a night. Look on google earth for a picture of the front of the hotel, murals by a blind, deficient graffiti artist it seems. Don't expect breakfast even if you have paid for it . 

Pros.. The whole earth experience:
You get that African (or Asian or South American etc.) shanty town experience without paying the air fare, and slightly less chance of contracting some exotic disease!

When the trams start running you can experience an earth quake with only small amounts of debris dropping on your head.

When anyone turns on a tap, you get the sound of a monsoon on a tin roof

There is no lift so you get to do some mountaineering carrying your baggage

There is a lot of wood in the rooms, some of it intentional, some of it where paint has long given up it's foot hold

Instead of conventional towels you get a white cotton sheet, which you can use for a toga for a fancy dress party.

Third world accomodation at first world prices

If you're planning to stay at this hotel, leave while you have the chance.

PROs - the personnel is somewhat friendly 
- it's a 15 min ride to the center, you just walk 1-2 min to the tram(24), which leaves you right near the Dome 
- hot, hot water all the time

CONs - the whole hotel smells like old people
- there is a lack of furniture, you only have one chair except the bed and the wardrobe
- the TV is the size of a computer monitor
- the tram passes by your window until 3 am in the night thus making an awful noise even with your window shut 
- they have no mosquito net at the window (they don't have a window curtain at all) and at night you will get unpleasant visitors (mosquitoes)
- the bathroom ceiling is falling apart and bits of wall fall on the toilet, so you have to wipe it every time you use it
- the doors were defective, you had to use force every time you used them (push hard)
- they don't have a fridge or a hairdryer
- the blanket is not wrapped in a sheet and it's awful for persons with sensitive skin
- the breakfast is a hoast, all they give you is a coffee or tea, which you have to request at the reception and a packed croissant from last century (it tasted old)

You might think I'm exaggerating, but sadly i am not. I stood there for 5 nights and I'm very happy to arrive home.
