We had such a great time here!  Orvieto is beautiful and we enjoyed so much our 2 night stay here.  We had the small balcony out front and we sure used it. The days were so beautiful and we sat and had wine and enjoyed the countryside. The breakfasts were totally awesome and both Rosa and Isabella were delightful.  Would definitely stay again

Italian Hospitality at its best!!

Very nice B&B, breakfast overlooking the valley with some very good casserole candy. Check in automatically and quickly. Owner and staff friendly and available.

Beautiful everything very comfortable very clean and very kind lady fantastic location, just outside the walls 5 minutes walk from the center. We stayed, unfortunately, only 2 nights, we were assigned two rooms perched for 4 people with a nice balcony and a beautiful good view there breakfast to come back for sure

A treasure of Orvieto!  Fantastic location, very nice, clean, private rooms and a wonderful breakfast.  The best part was the service, the conversations the friendliness of Rosanna and her husband and staff.  We cannot imagine a better place to stay.  A gem!

Perfect stop and 100% excellent!

Very nice B&B located at the gates of Orvieto. Great location to visit the city as it is located 5 minutes' walk from the escalators. Private parking is a notable plus. Very comfortable and comfortable rooms, friendly owner and very available. Breakfast is improving in terms of the organization of the spaces (a little narrow) and choice of products. However a good baby I recommend for a visit to the beautiful Orvieto

Location is good allowing effortless walks to Orvieto old town The hosts were lovely and engaging to guests.  Daily breakfast was simple but adequate for one to start the day.  Added pleasure to us was the sweet company of the resident cat(s) which made our evenings in the garden all the more homey and relaxing.  Just one issue we faced but thankfully, only for one day: our road-facing room on the 3rd floor got noisy with morning traffic before sunrise and closing the windows did not help much.

Lovely Cottage

It's hard reviewing a $60/night place.  I had low expectations (although some of the reviews suggested something more) at that level but was looking for inexpensive spot because I was traveling solo and wasn't going to spend anytime in the room other than to sleep.  Adequate for that purpose.  Clean.  And friendly.  Rosana went out of her way to explain the town and was quite helpful.  Note that it is located in a triangle between two streets, so you can get some traffic noise although not too much traffic at night, and nothing a white noise app can't handle.  I had higher hopes for breakfast but it was very basic, with the hostess serving a piece of breakfast sweet tart, a slice or two of bread, cheese and ham, softboiled egg and a small thing of yogurt.  And coffee to order.  I left hungry.  Perhaps I should've asked for more but nothing was offered, and I didnt want to be pushy.

Low expectations met except for breakfast

A very friendly and hospitable reception from Rosanna, who explains everything that is important to you right away, including how to get to the much higher old town. On the one hand, by car to the parking lot, and then by free escalators to the center, or about a 15-minute steep walk up to that parking lot. The rooms are spacious and clean. Theoretically, there is a small breakfast buffet, but without space, you get everything you want; no hot meals.

Highly recommended accommodation - just outside the old town

It's a wonderful B&B near Orvieto. We went out on foot in the evening. Even though we only stayed there one night, we were really good. Our room was a double. The owners were really nice. Great breakfast. If you're in the area again, come back.
