Friendly service in a convenient location. We stayed here for 3 nights and were very comfortable. The rooms are a great size and very clean. We loved the location and the city as a whole! Would stay there again :)

So we were worried after reading the trip advisor reviews but actually all turned out good.  I agree with the others that the main photo is not what I experienced and the place is quite far from the centre of Mondello however our stay was really good.  I've only marked it down because of the location but on the up side the views are great!
The owner doesn't speak much English but it was enough to get by.
We arrived at 10.15pm, a bit later than planned.  Our taxi driver couldn't find the place but wasn't using a sat nav, however I found it on google maps easily and directed us the last bit.
We hadn't eaten when we arrived and when we asked about restaurants he said it was too far to walk. He then offered to drive us!  We decided it was actually a bit too late and decided not to.  Then, after we'd checked into our room he brought us up some wine and fruit which was really nice of him.
That evening we'd decided to have breakfast there and when we went down there was a table all laid out for us with pastries, yogurt, juice and tea/coffee.
When we checked out he didn't charge us for the beer or water my husband had from the mini bar or for breakfast.
The room was big, clean and decorated really nicely.  the bed was really comfy, the air conditioning was efficient.  We had sunloungers on the balcony (like the other picture with the view) but didn't get a chance to use them because we had to leave early.
All in all we had a really good stay,  I'd be happy to stay here again but I'd probably recommend a car to get around with.

Lovely home away from home

Tried to stay here with my husband recently, and I am so sad that I didn't check the reviews here first!

Whilst the images look lovely, the staff are simply useless. Their communication is very poor and is not what you would expect of a "luxury" villa. We ended up booking a hotel down the road, and have sadly lost our money.

If only the service was as good as the images!

Same experience as travelkitty50. Unfortunately I didn't read tripadvisor reviews prior to booking as I went through booking.com (which I also don't recommend). Was on my honeymoon for two weeks in Sicily and was meant to stay at this place on the last night and it is my only complaint about sicily. 

Had booked this last minuet the day before when I was on Salina and elected to put in the bookings.com option of 'Don't know when I arrive' which was available on their booking site. I didn't know as I had to catch a 3.5 hr ferry to milazzo and then drive three hours so wasn't sure what time I would get there. Rang the hotel multiple times the next day when I had a better idea of about what time I would arrive. Never heard back from them and never received a phone call from them. I had a voicemail from bookings.com when I was driving about an hour before I arrived at the place saying I should contact them. Which I tried again and again no answer. 

Got to the place which is not in a great location as it's not near the beach. And the gate was locked and still not message from hotel. Rang multiple times again and still nothing. Ended up staying down the street and the only time I have heard from the hotel is to let me know they would charge me for the no show. When I complained to bookings.com they have just ignored my emails and or said it is their policy to charge for a no show. Given I am clearly not the first person to fall foul of this absolute abortion of a place it is difficult to not think bookings.com also bears much of the blame as they continue to promote them. 

Otherwise sicily was such a wonderful just AVOID THIS PLACE

Avoid like the plague

Unfortunately, we had a similar experience to 28970Patrick with Booking.com and this place. This person Marcello is a class A ripoff artist and so is Booking.com for knowing about him and continuing to allow him to post his business. He shows false, cleaned up pictures of his rooms and claims that he supplies amenities which he doesn't, such as slippers and robes. He tries to make this place sound like a resort which it definitely isn't. On top of that it is difficult to find and not even the Palermo cab drivers are familiar with it. We had a heck of a time getting here from the airport which is not around the corner. This person Marcello was all smiles and handshakes when he finally answered and opened his locked gate to let us in. He made sure that he collected the full amount from us (originally 5 nights' worth) before letting us into the room. There isn't an ensuite bath by the way either. For that you have to leave the room and go across a communal hall. I found out later that the room next door to us where he put another couple did in fact have a full bath inside the room as well as the one pictured on his website across the hall. There is also a list of "house rules" beside his computer which are not stated on his ad on Booking.com which include among other things: Check in is between noon and 2 p.m., no food or beverages are allowed inside the house or the room, and that guests are expected to be inside by 7 p.m. None of this is stated on his website which in itself should be illegal. Our first night there we were so exhausted that I just showered and fell asleep. The next night there was a neighbor's barking dog that was outside barking its head off every hour for 15 or so minutes, also getting the other neighbor's dogs to join in the chorus for most of the night and again early in the morning. I had to mention this to the ladies who clean for this Marcello character since he claims that he doesn't speak or understand English very well - another lie - and since they asked us how we slept I told them that I didn't. They asked why and I told them about the noisy dog that kept waking me up and when they translated this to him he threw up his hands as if to say "oh well." One of the ladies told me that it wasn't his dog. That was his answer. I asked through them if we could move rooms to the other side of the building for the remainder of our stay and he gestured "No, no, no, no" as if he has some secret treasure there that we aren't meant to see. That was the end of any communication until the next morning when we were already packed and out of the room by 9 (which is the one and only breakfast hour) and I spoke to the ladies again and told them that we were vacating after the meal and that they needed to tell him (he was with them in the kitchen) and that we wanted to be refunded for the remaining 3 nights' stay. They went into the kitchen to tell him this and instead of him coming out and facing us he indicated to them to tell us that we had to check out and go through Booking.com for any refund. We made it very clear that we were leaving and checked out well before 11. We complied with his absurd timetables and rules and he told Booking when they finally got ahold of him that "we didn't address our issues with him at the time of our stay." So they are using that to get out of any responsibility. Whatever you do in Italy, AVOID THIS PLACE and for that matter, avoid BOOKING.COM as well. If I could give both of these a zero rating and sue them, I would.
