This was a clean and comfortable hotel ideally situated within walking distance of old Piazza Armerina.  All amenities are modern and with daily room service keeping everything clean and tidy.  Our bed was comfortable and made up daily.  The staff on hand were personable and helpful.  Wifi was spotty at times in the room but solid in the hallway.  Breakfast leaves alot to be desired.  There is ample parking on the street with fees reimbursed by the hotel.  This was very good value for the price and we were both pleased with our stay.

Comfortable and Very good value

The good points first. Obviously a huge amount of money has been spent on the building inside which looks brand new everywhere. It's conveniently near the old town for walking and there seems to be ample street parking, the cost of which is refunded in cash. The place is very clean and the rooms quite nice. Refurbished and modern. It was quiet but the odd time people went up and down the main wooden stairs, it was very noisy,
However...first of all , the 3* rating is ridiculous, 1 or 2 is much more realistic. Had to go and find a receptionist who arrived after 10 minutes of me calling loudly and appeared to be a chamber maid. There was no mini bar as advertised, just an empty fridge which wansnt  plugged in anyway. Ancient analogue TV also not working. Had to get someone to sort that lot out and the handle kept falling off the fridge cabinet. TV only managed, just about, a few Italian channels and would'nt switch off. Had to pull the plug out to go to sleep,  Half a toilet roll supplied and had to go to reception to ask for a replacement, which was not replaced when that ran out too. There was no, repeat no room service so bathroom not cleaned, beds not made and bins not emptied. No clean  towels supplied.Scant toiletries supplied.
The "breakfast" was laughable. No fruit, no eggs, no cheeses, no milk, no tomatoes, no fresh bread, watered down cordial instead of fruit juice and one tiny minuscule cup of coffee. Oh and a small, stale Swiss roll,
To be fair the two people who appeared to be running the place were very nice but totally out of their depth and clearly untrained in the basics of running a hotel.
We had booked and paid for 4 nights but threw the towel in on the 3rd morning and just left. I'll let you make up your own mind and make your own choices .
