The San Francisco Suite is very well located in the old area of town. It is a two story apartment with a lower kitchen area, with a sink, table and chairs but no cooking utensils or equipment. There is a weird glass door that connects to the adjacent restaurant, so you can look down on customers in the restaurant and they in turn can see you.
Upstairs there are two bedrooms of similar size. Both bedrooms are very small and connect to a shared balcony. The bedrooms are not large enough to unpack or store luggage. There is a queen sized bed, flat screen TV (local stations), heating but no air conditioning or fan. The bathroom is small but does have a bidet and shower (good pressure and heat).
The apartment is quite noisy with a lot of street noise and noise from the restaurant below.
Breakfast is included and is only pastries, juice, breads and we did score some yogurt and fruit (special request).

Great location but very small bedrooms!

The owner, who lives in Rome, is very unfriendly over the phone. When you arrive she calls a local caretaker who takes you to your room. He only takes cash payment. She has renovated a number of small rooms in the old part of town. The breakfast is very basic. All in all a tourist trap given the price which is high by local standards. A four star hotel in nearby Rieti costs only €70.

Tourist trap

For the fourth night of our pilgrimage we had booked this accommodation. We couldn't sleep all night because of a very noisy festival, which was going on well into the early hours of the morning. The rooms where okay, but some of the bathroom ceilings are so low, that you bang your head if you are taller than 155 cm. The owner only handed over the keys, but was not available during the stay or at checkout. Not recommended!
