i would describe my stay if it was possible to stay. i will never recommend this hotel because irrespective if they have good rooms or not they are totally unprofessional. few hrs before my arrival in Rome, booking appeared with the excuse that Horel had an issue with the toilet of my room and coundnt accomodate my reservation, this was a lie since hotel was 100% overbooked, i even request to go to the hotel and show me the problem but of course not accepted. Hotel was dissapeared no answer to any phone calls and i was trying on my own to find alternative solution which i did and i should pay and then request any potential difference. Hotel and booking were totally unprofessional and they didnt even recommend a treat or co pensation for their incoptence. Nobody should stay at this hotel you might not have a room 10 hrs before your arrival.

UNPROFESSIONAL

Booked this in November 2018 via booking.com. Sat on the doorstep for 20 minutes on arrival wondering if we were stranded. A lady turned up and led us around the corner and into a different building, up 5 flights of stairs into a room that was no more than bunk beds and a bathroom. When I questioned it it turned out she has us confused with someone else. She led us out the building then said a swift goodbye and ran off! Thankfully I chased after her. At first she was just saying no wrong person I get u room with booking.com if you wait. After some time she realised that she had made a mistake and we had actually booked into her other much nicer place at rb124. 
The room was lovely, well decorated modern and clean. Comfy bed, warm and use of fridge kettle etc. 
Great location near to Spanish Steps.
I can't fault the accommodation but the process of actually checking in is a nightmare and had I not chased after her I'm sure she would've just left us stranded!


Almost a disaster 

Stayed here twice and intend to stay again soon.  My stays in this residence made me feel like being at home and whenever I visit Rome, I try to stay in this property.  Very central, few meters from the Spanish Steps and very near to all amenities.

Very central, clean and friendly host

Positive notes
- 3 mn walk from metro Spagna (so only 3 metro stops away from termini station) and next to the Spanish steps = good central location
- clean, tastefully and simply decorated, good sized room
- nice and cosy common living/dining area and kitchenette
- just next to à carrefour supermarket open 24hr
- Simone, the lady who welcomed us was patient, friendly. As we were the only occupants on the 1st night we arrived, Simone gave us the choice of our room :)
- located on the 3rd floor so walking up the steps = working out your Glutes & quads :)

Not so positive notes
- breakfast is in a bar just next to 124, this is not a problem at all (coffee/pastry/juice) but we were not told (or we should have guessed) that the bar is closed on sundays. Hence our stay of 3 nights which included a Sunday meant no breakfast on 1 morning.
- if lugging a big luggage , there is a lift that fits 1 pax and your luggage BUT being an old building, don’t expect the lift to be rapid. It’s a small issue , you only take it 1 or 2x during your stay.

Lovely stay, very good location

There are aspects of this accommodation that are very good, the size of the room, the cleanliness. We booked a room here specifically for the bath as we were told hardly any hotel or b&b has this facility in Rome, on arrival we found the bath had been replaced by a shower and we weren't informed, despite specifically stating this request on our booking. When I asked the owner she explained it was changed due to client preference, this is ok however I wouldn't have booked here if it weren't for the bath! The rooms are lovely, the facilities ok although the tea and coffee machines aren't in room, they're in the communal part. 

The host is friendly & got in touch prior to arrival to check check in time. I would suggest advising time of arrival a day or two before going. 

The breakfast next door is ok but limited, but did us as we just want to head out and as we didn't eat on one day they said to take water as well as our other breakfast drinks which was kind and very welcome later that morning. 

There was also a lot of noise. This was above our room and with work being done either in the building or surround but the drills and banging echoed around. They didn't start work until after 8.30am which was good. Being in the city centre and in an apartment you expect noise but feel we could have been told about local works etc. 

Late check out was requested, we were able to leave our luggage in the communal area however the ability to shower and freshen up properly before our journey home would have been good but the most had other bookings which didn't enable this. 

Location - lovely during the day, lots of great shops and very nice to mooch around, it does get very busy on the steps but at dusk and later on the lighting around them is also lovely. If you like a few more bars and hustle and bustle for nightlife then I wouldn't recommend a stay in this area. 

Access - there are a few stairs to the property, around 40 or so I would say, and therefore if access is a consideration this property wouldn't be ideal. There is a lift but it's up a few stairs also and is very very small. 
Very close to Spagna Metro station and very easy to get around from this area on foot especially. 

Front door - once buzzed in do give it a good push as it's a little stiff! You get used to it though & easier with keys :-)

Shame there's not a 'good' rating for reviews - sound option, lovely room, pleasant location

Great location for your first visit to Rome. It’s close to many beautiful and famous locations (including 20 seconds from the Spanish Steps). With that said, there’s a lot of tourists around outside so it can get quite annoying if you hate crowds. 

The place itself is very nice. The room we had was spacious, very clean and modern furnishings within an old building.
