Great location, neat and clean.  Unfortunately none of the air-conditioners were working properly.  We barely slept it was that hot.  Hosts did come and clean them but the units need replacing.  The door opening system was through your phone and we constantly had difficulties getting into the apartment.  We would much prefer keys as an option.  If your phone went flat, you couldn't get in !

SCORCHING

Very nice room close to so many sites.   Close to steps and trevi fountain, shopping, market, great restaurants, etc.  The staff (cute couple) were so nice to meet, friendly, helpful, gave great advice on everything, even sending us to a great hair salon.   They were very accomodating when we ran into problems and showed up an hour and a half after their normal 7pm check in deadline.  When we "disappeared" for a day (headed to Sorrento), they were actually worried about us.   I would come back to this place again, and would recommend to family & friends.

Great little guesthouse/hotel

This is a quaint little guest house in the most perfect location. We could not have asked for more 5 mins from the Spanish Steps, 10 mins from the Trevi Fountain, 5 mins from the Metro. Our room was perfect aircon, great bed and lovely bathroom, not to mention the Bar Frattina just a few doors away ask for Vincent or Luigi the guys are fabulous and hilarious. Our host Massimo was a gracious and wonderful fella, always there to help or offer advise. Do yourself a favour stay here and live like a local you will not be disappointed.

Amazing Location

A very good accommodation and wonderful staff who were very helpful from the moment we walked through the door.
The location was fantastic, few minutes from Spanish Steps.
Overall, we were happy with our choice to stay at frattina 122 guest house.

Perfect location =)

The guesthouse is very central. A few minutes away from the Spanish steps. It’s very clean and all the staff is super friendly. Massimo, who runs the place, is very accommodating and helpful. I’d recommend staying there if you’re in Rome for a few days. 

Cute central guesthouse

Stayed in this nice little hotel in room 403 last week. It's clean, towels changed every other day.  Coffee/ tea facility, mini fridge, shampoo, shower caps, vanity set  & a hair dryer provided. We had a safe too! We were only there for 3 nights, so served the purpose! Didn't switch the TV so don't know if worked or not!  Other reviews says it all. Hotel is very central, near all the designer shops, walking distance to most sites. If need to iron then they have one in the office. If you cannot climb stairs then avoid this hotel! Definitely not for you! Staff Ayman, Allesandro and Georgio very helpful with everything from directions, places to eat  and to arranging taxis! Our flight was @ 8pm. There was one draw back! There was only one draw back with our stay in this hotel! Booked a twin bed but were given a double bed & a sofa bed which was very uncomfortable to sleep on! Room  403 okay for a couple! The 2 dirty blankets need to be binned! Taking up unnecessary space in a very a small wardrobe!

This (motel) is in a very good location at the center of the city, supposed to be a motel but has everything of a good hotel. Nice, clean, private bathroom, not a spacious room, but, you are in Rome... You can walk to the metro spagna. Nice shops around the hotel. Also you can walk to pantheon, Trevi fountain. You have a nice restaurant just 50 feet away called Nino. The staff always help us to find good places to eat. The taxi can drop you in front of the hotel door. Thank you Massimo, you are a great guy.

Great location and friendly staff

The hotel is in a great location about 100 m from the base at the Spanish  steps.the staff are very attentive and are very helpful if needed. We stayed in their  residence around the corner which gave you the felling of living in Rome . They are sticklers for policy and one of our kids shared a bed with no extra pillows or towels but they still added 30 euros a night to the bill, small but after reading other reviews seems to be a theme.

Great location

Nice place, clean. Very centrally located, minutes from the Spanish steps.  Walking distance to the forum, Vatican city, and the Pantheon.  Don't be fooled by the small reception area, the staff is very helpful! Be sure to ask Stefano for dinner recommendations.  

Charming

First the positive: the staff at this hotel were excellent. They were some of the best staff that I have met anywhere with great suggestions for nearby food and anything else that I might want. The location is fine if you want to be very close but slightly removed from the Spanish steps. The room was just as described. It was small but fine for one person and completely updated. 

There is no lobby and I felt badly that they have their staff sit for their shift in the hallway at the bottom of the steps.

When I tried to reduce my stay from 5 nights to 4 nights, they quoted their policy which is clearly posted on the internet. In this decade, when hotels sell rooms though all sorts of agencies for widely varying amounts, their is no good reason for it. I left after four nights, instead of staying for the fifth night.Their website said they were fully booked and when putting guests in an affiliated location nearby. It is very likely that re-sold my room for a much higher rate for the night I did not use.

To the hotel owners: please do not insult me further by replying that this is your stated policy and that you can not change it for one guest and not others. I suggest that you just change the policy for someone that stays several nights and tells you with several days notice that they need to reduce the stay by one night.

As described but watch out for this hotel's outdated policy on altering a length of stay
