Hotel cancelled stay for June 2022 and still 2 months on they have still not refunded hotel stay... Payment was taken through a  company called Olam Resort so be careful when booking this hotel as its extremely hard to get a refund before they used a different company to take payment 

Avoid

Excellent cost-benefit! The room was neat, clean and very comfortable. We were very well received and looked after by the staff (my thanks to Max for the attention!). Communication in the days prior to checkin was also excellent!
The building is very close to the metro and Roma Termini station. Even so, on most days we were walking to the center of Rome.
Although the DEM doesn’t serve breakfast and dinner, the area is very well served by snack bars and restaurants (recommend the Aquila Nera pizzeria which is on the same street) and markets (Mercato Centrale Rome 200 meters away). At the reception there is a coffee machine that can be used free of charge by guests.
The room had a minibar, TV, air conditioning and a closet with a safe. The bathroom was large and had no problems with water temperature as per other users reports. Towels were changed every day and the consumables (shampoo, conditioner, soap) were replenished.
Internet (Wi-Fi) was always fast and stable.
They stored our bags free of charge even after checkout.

The rooms are clean and comfortable. You get what you pay for

This guesthouse is the perfect place to stay when in Rome. It is 5 mins from the station, easy to find and close to numerous restaurants, bars and places of interest. Thee rooms are clean and well presented. The bathroom was new and there was hairdryer and safe. The staff where extremely friendly and helpful and even let us check in early and leave our luggage at the guesthouse until we caught our train at 6.30pm. We will be back

Great location, great price

I travel a lot, mostly for work so I see a lot of things. For example, in the past year I have been to the UK 3 times, Malta twice, Bali, Thailand and New Zealand. This trip with my boyfriend, we started in Rome before heading to Berlin, Amsterdam and France (for which, is my 2nd time here this year - first time as a holiday). In all my time travelling, never have I experienced something as poor as this hotel.

1. Reception and physical / electronic security is non existent. We were emailed prior to arrival, requesting to know what time to expect us at the hotel. That's nice, I thought. Later I realised that this is because there is never anyone at reception. This is the first and last time we saw anyone there during our 5 night stay. When we booked, it stated that Reception was open from 9am-10pm. Upon arrival we were handed a set of 3 keys to the building, the door to enter the 'hotel' and to our room. We came and went multiple times during the day as it was so hot and again, not once did we see anyone (occasionally the cleaner). Not real safe considering there are other rooms in this place, anything could happen and there wouldn't be any knowledge of it occurring.

2. As per photos. We were shown to a room that was considerably water damaged. The door must've swelled from the damage as it could no longer open without a bit of force. The floor boards were severely warped and lifted. The walls both in our room, and the hallway had paint peeling off from the damp behind the walls (these were the walls adjacent to our shower). The girl who gave us to keys said 'Oh, that wasn't like that yesterday' which, it definitely was as paint doesn't peel, nor walls decay overnight and floorboards don't get that damaged, then dry, overnight, but I digress....

The aircon worked and the location was good and we couldn't find anyone ever again to discuss our concerns with so we tried to pacify ourselves and continue on with our stay with the 'you win some, you lose some' attitude. I mean, the room wasn't flooded, nor flooding at that point in time, right? Until it did.

Our last morning we packed our belongings as we were going to shower and check out. The room and hallway flooded crazily. Soaked our belongings (Silly us, putting our bags against the wall). We texted and emailed the hotel as again - no one was at reception (ok fine, it was before their 9am reception opening but hey, this is a 'hotel' and it was an emergency) no response. In fact, I am still waiting for a response. As there was no one at reception to check us out, we left the keys on our bed and locked the door.

3. Due to no response from the hotel I approached Agoda whom we booked through and explained the situation to them. Even Agoda had a difficult time getting a response from the hotel. The hotel's response was that we had a non-refundable booking and therefore was not interested in any form of compensation, refund nor apology for the damage to our belongings. In the end, out of Agoda's goodwill they refunded me a night whereas the hotel hasn't even bothered contacting me to even say they're sorry for the flooding that soaked our backpacks and having us fly with wet baggage (almost 2 weeks has passed).

Really poor on the property's behalf. Our standards aren't out of the world, but little things like having someone at reception when they advertise having someone on reception and acknowledgement of customer's concerns are pretty much a bare minimum to being in any hospitality based industry.

Not your typical hotel...

I stayed at this guesthouse in July 2019. First of all it is not a hotel, it is a guest house. No staff available after 9:00 pm. They have 3 locations and the staff go between the three locations. We stayed at the Piazza Manfredo Fanti 38.  The rooms are clean and the location is perfect, very close to termini, other than that the service is incredibly poor.
1. The refrigerator did not work and when I called the manager he came in to our room right away but he exchanged it to another non functioning moldy refrigerator. So we did not have a functioning refrigerator the 3 days we were there.
2. The TV was broken, they tried to fix it 2-3 times but were not able to. So no TV/ news for 3 days.
They could have transferred us to their other guesthouse or rooms but they did not!

3. They claim that there is a shared kitchen to be used by the guests but we did not see a kitchen nor was it offered to us.

4. No telephone in the room, if your battery is dead you are on your own. I guess you get what you paired for. 

5. The day we checked out,I gave one of the managers my credit card to pay for the city tax , he refused to take the credit card and demanded I get him cash in Euro. Note, that we were not told about this before. I paid with my credit card for the entire stay, it is not clear to me why they can not take credit card to pay for the city tax. in any case we had to go up termini to get him cash; as a result we missed our bus shuttle to the airport  and we had to pay again for a taxi to get to the airport.
Over all, we did not have a good experience at this guest house. I wouldn’t stay there again. However, if you are just looking for a place to seep at night and take shower this place may work because of its location.
