Arrived to the hotel and within the first 30 minutes thought the mend was VERY uncomfortable. Lifted the mattress and it seemed as though there was something sticking up from the bed base. We were MORTIFIED to find the mattress covered in black MOUD and the bed was being held up by a piece of plywood. Attepted contact with the property multiple times via pone and email with no response. Ended up having to book another accommodation and cancelling the Sweet Home 294 accommodation. They had the absolute nerve to not only take money out for the stay, but charge us TWICE for the cancellation. So not only did we pay EXCESSIVE amounts of money for a mouldy room, but we also had to pay for another accomodation!! Significant risk to health and safety for anyone. Still trying to chase our money in September 2024! The property won’t even respond to booking.com. Absolute SCAM

MOULDY MATTRESS

I made a reservation for October 2024, i paid for it in March 2024, and in september they tried to take again my money twice. After the second trial, they also cancelled my reservation. I have to dau that I made the reservation in Booking, so be careful..

We stayed for 10 days recently here in the Surprising in Rome room. The building itself is historic and has a lot of character. The room was clean, spacious and enough for myself and my husband. It was quiet during night time. Sheets were clean. Towels, hairdryer and shampoo were provided. We loved that the property is just by the bus stop. Wifi is fast. There was a grocery store in the building. Close by restaurants and sights. We'll definitely stay here again.

Great location! Great space

Clean room, nice location. A bit far from the coleseum area but closer to the vatican area. There is a bus stop and a market right by the place. The place ready and cooled for out arrival. Nice acomodation overall

Absolutely, perfect location!! Bus stop right out door, short walk to hop on hop off bus. Beds were super comfy, and noise level was no issue for sleeping. Our three nights in room were easy while still this location.  Arriana was a great host!!! 😊

Wonderful lil room!!!

location is perfect. During our 4 nights stay 
1) Heating system was not working. We recognized that only heated towel rail in the bathroom was working only 2 hours a day even the outside temperature 5 degreeC. We were nearly freezing inside the room whole night. The tab

The room has a perfect location. Every important “must see” monuments is in the walking distance, including the best restaurants and caffes. Bus stop is right in front of the door - if you need to get to Roma termini station for a train trip to Tivoli. Room was clean and actually we used it only for sleeping and shower.
