After we've read all the positive comments about this hotel we couldn't wait to go there, but now we regret we did. I wasn't waiting for a luxurious hotel, but what I experienced was very disappointing.
First of all - the owner of the hotel spoke poor English mixed with Italian so I could barely understand what he said. Sometimes it was just Italian without English..We were really tired and wanted to be left alone as soon as possible but he was just talking and talking, he even started explaining how to turn on the TV..when I asked if we were allowed to use the kitchen he started screaming: "NO, NO  it's not for you it's for me to prepare the breakfast". That was really really strange. I think he is a nice person but sometimes it was too much of him and he was kind of overreacting all the time (maybe because we didn't understand each other well), seemed nervous, which made us feel really uncomfortable. 
The room was very small for 4 people, so small that it was not enough space to put our bags down for packing. Sheets and towels were dirty! There were spots of blood and lipstick all over. Beds weren't comfortable, same with pillows. And the wi-fi connection! We couldn't book tickets, couldn't order the transfer to the airport due to the poorest wifi connection ever. I normally took me 10 minutes to send a message on Facebook. So we had to use wifi in cafés. 
Breakfast was very poor, it was just tea/coffee/juice, croissant and a bit of jam and dried crust. We ordered tea and it was some kind of powder with hot water, it smelled so awful!
The only things that were good:
The place was really close to Vatican and city center
The bathroom and the room were clean, there is room service there
The staff seems friendly, but then again, it was hard for us to understand each other



Very disappointing!

THE GOOD:

- My friend chose this B&B because of the size of the room, and it really was huge.  We had a queen size bed each!  

- The location is also good - not in the busy part of town, lots of restaurant options, and it felt safe walking around at night.  

THE BAD:

- Construction work started at 8AM everyday.  They were drilling on the other side of our room's wall, so it's like drilling directly into my head.  I wore ear plugs, but it was no match for the racket.  The B&B's management should've warned us about that.

- There's no one we could ask help from during the evening, the Filipino caretaker is only around during the day.  So if there are emergencies, we wouldn't have anyone to ask help from.  

- Breakfast: Basic, negligible.  

- Bathroom: Slow shower drain. Tends to flood if water left open too long.

- Pillows:  Very flat. 

THE UGLY:

- Had early flight out of Rome, and B&B owner said he'd book my taxi to the airport.  I felt funny about it, because it didn't seem like he was really listening to my flight details, he just kept saying it's all ok.  THE TAXI NEVER ARRIVED.  Because of the early hour, there were no other cabs on the street, and there wasn't anyone around in the B&B either, so we were manically trying to call Roman taxi lines with our foreign mobiles at 6am.  I missed my flight.

Disappointing

The staff were excellent and we enjoyed our stay very much. We used all the rooms (we were 9) and it was like our own little apartment at a very affordable price. There was warm croissants delivered every morning and plenty of snacks right outside our bedroom doors in a private hallway. Great if you love to visit the Vatican without the traffic to get there. So cool how you can walk there from Anitahouse through beautiful streets and a side entrance to Saint Peters. I'm hoping to go back soon. Not recommended for those who don't like a lot of walking though. A good 4 blocks or so from Metro.
