Great room and beds are so comfortable. Air conditioned, extremely clean.  Breakfast was a croissant and coffee we ate directly across from collesium.  Bus and metro 3 minutes walk. Rooms are cleaned daily.

Love this Place

Note that this is not a hotel, just some rooms in a flat with no staff on site most of the time.  However, it is clean and comfortable, decorated in a simple modern style, well-located by the Colosseum but quiet, and they manage to provide breakfast vis a voucher system with the café next door.  Good for budget accommodation.

Clean and simple

I can start by saying excellent location. Right outside colosseum and easy access to trains. I never met any staff except for contact on Whatsapp which they were very efficient with, also very friendly and helpful with tips on where to go etc.
The room itself is a good size. The mattress needs replacing, quite uncomfortable; dips on one side so much so that I even tried to sleep on the other side but rolled into the dip. 
Shower was ok but small and water pressure wasn’t great. At one stage it barely worked, had to wait 5 mins then pressure regained - it was ok but not amazing. 
There is quite a bit of noise from the bars next door but it usually went quiet by 11pm. All in all I think it’s fairly priced for what you get. Easy improvement on mattress would help a lot for comfort. If it wasn’t for the mattress I’d give 4 stars, still missing 1 star due to noise/shower. Cheers

Not bad but not great 

The location is perfect! The colosseum is right in front of you when you leave the building and the metro stop is only a minute's walk away. The guesthouse is a 20-minute walk or 2 metro stops away from Termini station. It's located on the ground floor of the building and the guesthouse has 3 rooms in total and a small reception. Andrea gave clear instructions on how to enter the building and was always available on WhatsApp/phone. He also  gave very good recommendations of where to eat locally and what to do. Breakfast was at Oppio cafe next door and was simple, but enough for me. The room was clean and comfortable, with a kettle, fridge and free wi-fi. All in all, a great place to stay in Rome.

Fantastic location, great staff and very good room/facilities

If you want the best combination of value for money, central location, modern facility, friendly and accommodating staff..... look no further! We will definitely return, and can 100% recommend Tre R Colosseo to anyone!

Best hotel in Rome

First of all I would say that the location is simply fantastic, the place is not an hotel, no reception, but have its charm at the living room, but unfortunatelly, that's all!
The bed is a nightmare, its matress has a calf, higher in the middle and lower at the tips, if you get to sleep is like climbing a mountain ... The bathroom stall is so tight that you at most of times turn off the shower acidentally, and must pray for the soap do not fall on the floor. So if a place doesn't have a good bed and a good place to take a bath, I can't recommend. Note that it's a few datails, easy to improve, but its absolutelly mandatory

Very close to Coliseum, but unfortunatelly it it its only good point

Stayed here for 3 nights last week in a triple room (there are 3 rooms in total and a small reception area all contained behind it's own separate front door within the building). The owner was waiting for us with a warm welcome on arrival. He was very helpful providing a map of local areas and giving us tips for our stay. Room was spotless and tastefully decorated with daily housekeeping and fresh towels. Aircon and fridge an added bonus. The piece de resistance has got to be the location. You can't get much closer to the colosseum and only a stone's throw to the metro station. Ideal for walking to most of the local landmarks. Handy hint - familiarise yourself with the picture of the building before arrival so you know what you are looking for as there is no sign on the building. I would definitely stay here again.

Brilliant stay

First, this is not a hotel or even a Guest House; it is a room in an old building. A nicely refurbished room but only a room with a bathroom! No lounge or sitting area, no reception and nobody on duty. Opposite the Coliseum, it is in a good location just a short walk to the Metro.
We arrived late in Rome and were told to collect our key from a neighbouring cafe. There was no indication about our room number, no information, and the cafe staff were quite unhelpful. 'Breakfast included' comprised of a cup of coffee and a pastry at the same cafe. 
There is free Wi-Fi, the room was clean and comfortable with air conditioning but the tea/coffee was not refreshed each day, the cleaning was superficial and overall, this was a very disappointing, over-priced and  expensive experience.

Disappointing

My sister and I stayed at the Tre R fir 9 nights. We couldn’t have picked a better place. Andrea was super helpful and friendly. Gave us restaurant advice and other points of interest in the City. We’ve been to Rome before so we knew the location. However this particular place has an awesome view of the Colosseum and has two great restaurants to eat at. We felt very safe day and night. Our room (#2) was spacious and the air conditioning worked perfectly. I missed the name of the gentleman who cleaned the rooms but he was very friendly and always greeted us with a smile. The breakfast at Oppio Cafe was good, simple but all we needed to start the day. The coffee always perfect of course. I definitely recommend this place. 

Sisters’ Trip

Facing the Colosseum and flanked by two cafe/restaurants is a large doorway to these guest house rooms. There are only three and although the building is old the fitting and fixtures are cutting edge. The metro ( easy to use) is a 100 meters away. You can see the Roman forum from the front door and a light breakfast in one of the restaurants is included.
