I will start with the positives...  The room (we choose the 'triple' because it had a balcony) was crisp, clean and fresh, with a lovely shower room.  The view was outstanding (I loved watching the fallow deer run free on the hillside opposite) and the position quiet and peaceful (apart from the dogs and early morning cockerels)...  The owner was nice to begin with and the language barrier wasn't too much of a problem.  She let us use the fridge to chill our wine in and provided us with two glasses to use.

There are some areas to develop here... 

I would have been pretty miffed had we required a room for 3, as there is no way 3 people would have fitted into this room. 

 The place was very hard to find, do not use a sat nav, or the post code to locate.  A map on the website would have been useful!

People with an aversion to dogs or an allergy to pets please beware, there are lots of vocal dogs and aloof cats living here. 

 Breakfast needs seriously rethinking.  8am-9am for a self service breakfast seems pretty restrictive.  No bowls or cold milk provided for the limited mini cereal packages (coco-pops or cornflakes).  One bread roll each, some sweet products and limited coffee were provided.  If I were the owners I would have some local jam and honey, not the little supermarket brought packets on offer.  The chickens and cockerels woke me up at dawn each morning, it would have been lovely to been offered some of their eggs?!  

I think the owner switched off the very slow internet when they went out, which left us in a bit of a pickle as there is no mobile signal up here...

 On our last night,  two guests opted to buy the evening meal from the owners (15 euros a head), which we had avoided after experiencing the breakfast...  Our room directly opens onto the kitchen/diner room where they ate their meal.  We were treated to loud conversation and frequent service bell rings until midnight.  Not the peaceful nights sleep I had anticipated.

On the second day we retuned to our room after a lovely day exploring to find a note stuck to our door.  I hope the politeness had been simply lost in translation, yet we we're reprimanded for using one of the hand towels provided to wipe down the chair on the balcony after a rain shower.  Personally I would have dealt with this differently keeping in mind my paying customer... Perhaps I would have left a cloth and suggested this could be used in future???  A hand towel can easily be washed (non of our towels were washed during our 3 night stay) yet the happiness of a customer is not as easily won.

We visited La Conca during our stay near Sansepolcro and found the place incredibly welcoming, with an apartment on offer (with a swimming pool!) for the same price we paid here for a bedroom.  They also had a plethora of local products on sale, from wine to meats.  This b&b could do well to follow their lead.

I feel sorry that I can not recommend this place.  I felt tripadvisor let me down for the first time and I was even left wondering if some of the other reviews were not left by friends and family... We regretted booking this place I am sorry to say, we will not be back.
