The location is not taking care on terms of maintenance and cleaning. The pool is filthy the kids area not only was dirty but a nest of bees was in the little lids house.
They had only 2 rooms available 1 for 115 and another for 95 over the phone o chose the less expensive but when I got there she had put us in the "bigger" one for the same price. I thought was nice until we got there to find out the the pictures of the room online misrepresent reality.our nightmare, no air condition, almost no window to open, an old vent very very noisy in such a small room you could barely open the door, literally to use the bathroom you had to be skinny. The worst breakfast, not sure what licences she has to make homemade staff however please stay away also from the packaged food because they serve expired staff. I wanted to give the baby some cookies as I am looking to open a brand new package  I get a quite rude warning from the owner "that's stuff just for celiac people" and I am like "sorry...btw that is expired from months you may not want to serve this to anyone". So we left complaining and no apology from the owner. A beautiful area with good potentials but a  place totally mismanaged. What a shame. 

Not worth it

This is an old monestry, which is converted into B&B. A new building includes mostly apartments. Location is excellent; it has it's own peace but Follonica and sea are very close. Pool is fantastic and the view from there is beautiful. Rooms and apartments are clean. Breakfast is better than normal Italian. There is a shortcut to Scarlino village from the B&B, but it is very steep.

Excellent charming B&B

Beautiful and quiet place with a perfect location and a wonderful view! The garden is lovely. We stayed there for 3 nights in a apartment with our children (ages 5 and 7). The apartment was simply furnished but clean. We had our own veranda facing the nice pool and the gulf. Just a short (uphill) walk (500 m) to Scarlino were you can enjoy a good dinner. Nicely run by Sonia, who is very serviceminded. We would definately recommend it!

Family run accomodation in an old church with side buildings. small, quite, we had a lot of privacy by a seperste entrance and private outside, airconditioned, good quality for a fair price. Nice pool, great view, the breakfast was fine as well. We stayed at a ground floor appartment, kids 14, 12 and 8. From this location it is possible to make nice trips tp the beach, sienna, grosseto and elba.

Nice stay of 5 days

My wife and 10 year daughter stayed her as we were doing a huge tour of Italy from top to bottom. This was one of my favourite places to stay and I would definitely go back.
The main good points are the swimming pool, the peace & quiet, the views, the weather, the hosts were very accommodating and very nice.
The room was perfect for us. its nothing special but the beds were comfortable and the triple room was spacious enough.
I didn't venture out as we had a lot of driving to do and only had one nights stay but the stay at this hotel broke up the stress of travelling and city life perfectly. It's a shame I didn't book more nights here.
I believe there are BBQ areas near the pool and tables outside so you can buy your own food and cook it at the hotel and enjoy your food near the pool.
The ONLY downside is that the pool had too many insects and that may have put some people off however due top the surroundings there's not really much you can do with this.
We went to the nearest beach town and had dinner. There are plenty of restaurants nearby.
If I go to Italy again I would 100% go back here.
