The insonorisation is awful, you can hear each word of the neighbor, the bed is very uncomfortable, the parking is free but you have to give the keys of your car and put them at the entrance unguarded in case the staff has to move it to make space in the small and narrow parking, you will have to wait minimum 30 minutes to be able to exit since  there is always a car on your back not allowing to do so. Frankly for 65 euro no breakfast I would have expected much more even if in the centre of Varazze this is not enough to provide such a low service, with 20 euro more you can have breakfast and a much better treatment in the surrounding area. I would not recommend the place to adult people, but only for young couples  or goups with small money availability.

Low level B&B old structure

My family and I were traveling through Varazze Italy and we needed a place to stay, since we have little kids, we were looking for affordable and clean. We found that and we were very pleased with the staff. The Manager was a very nice lady (upon our arrival she presented our kids with a gift of a chocolate egg) who attended to our needs quickly and efficiently. The rooms were not loaded with frills, but they provided a clean safe place for my family to stay while we explored the coastal region.
 The room was a two room apt that slept all five of us, there was a private shower, and closet space. There was parking in the rear of the building and a nice restaurant down stairs. The breakfast buffet was continental and had fresh cappuccino/ coffee served to your liking. we did not ask about fitness or children's activities since we were not in the room but to sleep. 
 I would stay here again in a heart beat, and if I go back to the region, it will be the first place I try to book.
