I stayed in Kotoya Kyoto Station for 1 night. The location was close to Kyoto station. It is close to rail road, but not noisy at all. And the staff was so friendly and nice. Room was kind of large and clean. There are a microwave and laundry machine and it looks so convenient. Bathroom was little bit small, but it was okey. Room was not cold or hot.  

So nice place

Although we initially had difficulty finding the place, but when we did, it dissolved our initial apprehensions. 
The guest room is clean, properly equipped and the beds were just what we needed after a long day of walking around Kyoto. 
There is no check in counter to speak of so be sure to read the details in the email confirmation. Initially, when I received a series of four numbers in the email, I was clueless what is was for. When we checked in, I was glad I took note of the numbers, because it was needed to get our key card out from the mailbox (properly labeled with guest name). 
The bathroom warm air drying function came very handy because our clothes were wet from the rain (despite having an umbrella). We followed the English instructions and after a few hours, all of our wet clothes were ready to use again. 
The bedroom heater takes a while to start so don't panic if you do not feel the warmth early on. After we set the thermostat to our desired temperature, we had a very restful sleep after. 
The guest house is a 10 minute walk to Kyoto Station and Aeon Mall.
We would love to come back to Kyoto and stay at this place again.

More than what we expected!

We found the guesthouse clean and tidy. A great location close to the station for catching buses and trains to see the city and its sights.  The bathroom / shower doubles as a drying room which was great as we had monsoon weather and we were able to get everything dry overnight.  There is a washing machine and the office has powder you can use. The kitchen area is fine for drinks and ready meals and there are convenience stores close by.  Thank you for our stay

Close to the station and clean.

The rooms are clean and well-maintained, with instructions on how to operate the machines and devices, if needed. I shared a room with a friend, which meant sharing a room that had 2 twin beds. Space can be a little limited. 

Good value and location

The problem with this place is half the stuff listed isn't working!

The stove is completely out of action - I received an email telling me this in advance, but I booked with 6 weeks to spare so how can it not be fixed!

It says in the room "plates or bowls are banned", there is no cutlery, no chop sticks, not even a tea spoon to stir a drink, there isn't even a washing up brush to clean up with. There is a microwave, but what are they expecting us to cook in this if bowls are banned? Me and my girlfriend were on a large trip travelling Asia, one of the main reasons we booked this place was for the cooking facilities!

It's a real stretch listing this place as having a kitchen when the only functioning item is a kettle, something that is found in the most basic of hotels. 

I feel like this place has failed a fire safety check and now they are panicking about people burning the place down.  Well here's a tip, don't go adding all these features on your listing and then people won't be disappointed when it's unusable! It's a straight up lie to list all this stuff knowing it can't be used!!

Also I think someone entered our room without permission, lights were left on and things moves. I can only imagine they were checking to make sure we didn't have a rogue bowl in there!

Bed is also not comfortable, we had to lay the duvet over the mattress and sleep with a sheet on top to help.
