Great location and excellent rooms!  Clean and quiet.

Easy to get to very clean nice place to stay close to food

Great location and size for price. The check in process can be confusing with the additional fee you have to pay after booking but as long as you book ahead you have plenty of time to email the company any questions to clarify everything.

Comfortable beds, small apartment with big fridge microwave and washing facilities. 3 minute walk to Tofukuji station with direct JR services to Nara, Inari and Kyoto (2 minutes away one stop) highly recommended would stay again.

I enjoyed everything from the moment I got there to when I left. Very excellent first time experience and I will definitely be coming back

The apartment was just like the one I lived in during my year abroad in Japan. It was a nice size with a beautiful balcony overlooking the River. The bath had a tv in it! Laundry was free.

very clean and tidy apartment..location near to train station，only 3 mins walk...near a river， can enjoy morning walk along the river..disadvantage：no lift..need carry baggage upstairs

Excellent hotel, convenience location and friendly staff, apartment with connecting room, good for family with 2 rooms. Rooms is very clean and cosy. Hotel nearly with very good typical Japanese food, so convenience. Special Thanks for Staff - Aoi san for her hospitality.

Great location, not so great comfort. Close to trains, buses, supermarkets and restaurants. Quiet neighbourhood but noisy if you are underneath another apartment. Sounds like baby elephants moving furniture. There is no one on site so communication is via Booking.com. No one checks if an issue has been resolved so that may be an issue for some. The apartments are cosy but make use of the space. Kitchens are adequate.

Great location but a bit noisy

My first trip to Kyoto, I booked into Rinn Tofukuji Riverside Guesthouse. 1 station from Kyoto Station. 
This storey property provides a washing machine,  microwave oven,and electric stove. Its quiet big, and the bath room is nice. 2 convenience shops are nearby, u get nice breads from one, and the other has fresh oden for takeout. Travelling to different places of interest is easy by train. 
I arrive in the best cherry blossom period, I think the prices are high. As it's my first time in Kyoto, I've not compared with Airbnb. 
Overall, I found this property very relaxing,  but it does not have a elevator. So lugging your big luggage up the stairs,  could be a problem for some.

A Quaint Location very close to Tofukuji Station  Kyoto

This guest house is small and in a quiet residential area.  

Rooms are self-contained apartments including a comfortable bed and bath with shower which had hot water and good pressure. The shower head is rather small however and the bath too small to lay out in, although it is deeper than most, so you can still cover your knees.

The kitchenette was handy, including a hob, microwave and fridge freezer. It was a bit irritating that you have to request utensils/plates etc from reception, we felt these should just be left in the room. Having a washer machine in the room was also helpful, allowing a mid-holiday refresh of the wardrobe (well suit case), with powder available from reception for JPY100 per wash.

A feature we did really like was the providing of a mobile phone in the room with international calls and local 4G data access, at know extra charge. This made getting out and about in Kyoto much easier, as we were only using wifi on our personal phones. Wifi at the hotel is provided in all rooms, but we did find it a bit slow.

Nearby there are various restaurants and convenience stores. 5mins walk away is Tofakuji station, with regular JR local trains taking just 6mins to reach the main Kyoto station and 45mins if you want to head over to Nara.

Good quiet self-catering apartment

We really enjoyed our stay at Rinn Tofukuji Riverside. The bathroom was modern and clean. The beds were comfy. There was a washing machine in the room as well as a small kitchenette, it was very convenient.  It was a great location, very close to tofukuji station and easy to get to tourist attractions. The balcony overlooked a river. The staff were kind and friendly. Yoshi was particularly helpful and introduced us to delicious Tempura and Sake. I would recommend this hotel to anyone.

A lovely hotel with exceptional staff!

This was a lovely cute little apartment with small kitchenette, bedroom area and bed/shower area. The front desk was very friendly and helpful. It was close to the train station. The included washer was very helpful after traveling for a couple of weeks. 

I would have wished for a few cooking items to have been included. Otherwise, a perfect stay.

Avoid This Place – Nightmare Experience

I wouldn’t even give this place one star if I could! We booked this stay through Hotels.com and paid everything in full a month in advance. After a long day exploring Nara and Uji, we arrived at the hotel at 7:50 pm with our 9-year-old son, only to find there was no receptionist or staff to assist with check-in. The only contact was via email, and they responded saying we hadn’t been given access codes because we supposedly owed some fee, attaching an unsafe link for payment.

This was extremely frustrating as we had already paid in full through Hotels.com. After contacting Hotels.com, they confirmed there were no outstanding fees. Despite this, this place insisted we pay again to receive the passcode to enter the room. We reluctantly agreed, only to find the online payment link they provided didn’t work! Their "solution" was to ask us to walk 3 km to drop off cash. Seriously?! In a foreign country, with a young child, late at night—it was beyond ridiculous.

We even offered to leave the money in the lockbox the next morning, but they refused to help until we paid. After hours of back-and-forth, they finally sent us the passcode to enter, but it didn’t work. We were stuck outside the hotel with no help until nearly 11 pm, exhausted and frustrated. With no other option, we had to leave and find another hotel for the night.

This place is a total scam, with zero customer service or basic human decency. Do yourself a favor and avoid this place at all costs! I absolutely do not recommend staying here—as you will experience your worst nightmare coming true.
