Location: easy access to all places in Kota kinabalu. it is located at the center of the kota kinabalu town. Near to Oceanus shopping mall / night market. A lot of markets / self laundry / shop / restaurant at the ground floor.

Parking: provided at the basement, if you staying here and drive a car, only RM 2 per day for parking - ask receptionist regarding this.

Accomodation: i had comfortable stays here despite physically the building looks dodgy and run down. the rooms equipped with complete needs. every block guarded by security at ground floor. you can request iron and microwave from the receptionist. the rooms and toilet are clean and most important things good value for money! Lift also available here. 

service: the reception open 24 hours. i arrived this hotel at 1am, the staff very friendly and very helpful. the housekeeping staffs clean up the room and collect the thrash everyday.

Good value for money!

We stayed in Block 2, Studio unit with pantry. Room was spacious and clean, had a balcony. The balcony was facing other units. So, promenade service apartment is located within a housing apartment. Promenade has around 150 units within theses 3 blocks of residential apartment. The block closest to the lobby of promenade is Block 3, followed by by Block 2 (3 minute walk) and Block 1 (5 minute walk)

After reading the reviews here on tripadvisor, my expectation of the hotel was set at a low standard, however i was pleasantly surprised as the room was comfortable, the airconditioning was superb. They cleaned our room everyday and changed the towels too !! 

Promenade is centrally located, very near to all the major attractions in KK. 5 minutes to Phillipino market, 5 minutes to night life, 8 minutes to Jesselton point etc. We rented  a car for 4 days so it was easy to get around. Parking at promenade is RM2 per entry, however you will have to get the validation slip from recetion before exciting the basement carpark. There are 24 hour eateries located at the same row as the hotel lobby, There is a 7 eleven, speed mart and a pub located there as well. 

The rooms can be a little difficult to find as such the recception will provide you with a map on how to get to your rooms. 

Overall experience was great !! i will definitely come back and stay here.

Good Location, clean rooms, friendly and helpful staff !! Pleasantly Surprised.

My wife booked this hotel for ourselves and friends because we just need a place near to airport to stay for few hours. Two calls were made to confirm the status of booking and the reservation dept has confirm the booking.

We reached the apartment about 1am and check in. Somehow the staff told us there is no records at our booking. After some argument, the staff gave us some rooms with bad attitude. Some room conditions are terrible and with dust/spiderweb. Some rooms water heater doesn't work or no water supply at all. 

The whole apartment seems like a cheap apartment and with weird smell at the corridor. Feel dangerous to walk alone since some area is dark and with water leak.

AVOID staying at this apartment even is a short stay. 

Avoid!

My previous trip with my family (all adults) was comfortable enough. However, there are a few pros and cons that the management could take note.
Pros:
1. Location is very good. There is a shopping mall in front of the condo even though the mall is quite empty. Local tourist attraction markets are all nearby i.e Filipin Market,Pasar Ikan Masin, seafood eateries by the waterfront and others.
2. Supermarket were nearby in case guess need to by some groceries.
3. Maintenance staff are very quick to response for repairs.
Cons:
1. Limited parking space i.e only 1 unit of parking available for 1 unit of condo.
2. Door access key only given 1 per condo. This make it difficult for guest to walk separately.
3. Housekeeping talking noisily and sitting in front of our condo door.
4. Housekeeping entered our condo unit even though there were guest inside.
5. Dark parking area i.e very dangerous to walk alone.
6. Broken washing machine hose.
7. Cracked and tiles almost fell down besides the bath tub.
8. No dish drying rack. Only available after the second day of stay.
9. After leaving the key access card with the receptionist, my sister have to wait for a long time for the receptionist to look for the key as the previous staff did not convey the message to the next staff on duty.
10. Empty bath foam and shampoo dispenser during the whole stay. Never filled by the housekeeping.
Suggestion:
1.Please provide rug at kitchen area floor and cleaning towels for the kitchen.

Comfortable stay eventhough can be improved tremendously.

The room is very good and okay for the price. But the attitude of the male reception is very unacceptable. I bet the lady is very competent. But the male , im so sorry to say that that is the most rude and arrogant staff you have there. My stay could be better if only you taught the staff on customer service skills. The look that the guy gave me upon check in is making me really furious.

Good Rooms but Poor Receptionist

Pros - location to city centre, decent bed, good water pressure for the shower, air conditioned, clean unit, washing machine and dryer, towel and small blanket

Cons - Owner or employees of owner are rude on the phone, hard to get the keys, unhelpful personnel, no iron, dirty dusty stand fan, low water pressure for the toilet, hard to get any help or assistance, slow in replying /can’t communicate or text in English, no stove or cooking utensils, no tv, no bathroom essentials

Rented  a room within this unit facing the Oceanus Mall but Been to a better backpacker place elsewhere.
It’s a place to sleep  and wash clothes only

Only communication was via WhatsApp text or call to +6016 820 6687 which had a different person answering and most of the time quiet rude if you call. 

If you can stand all the inconvenience, do stay there if not , don’t waste your time to book them

We booked them through Agoda and was disappointed with the experience of Marina Court Vacation Home not worth the money with the experience we went through

Stayed unit facing Oceanus Mall second floor.

We used booking for this accommodation. We checked in late at 5 pm, arrived from the boat ride around the islands. Upon arrival we were told that our apartment was rented and that we would be given an upgrade to the penthouse, so far it sounds fine. We arrived at the penthouse and the first thing we felt was the smell of a hamster on the stairs, suggesting that it was full of animal hair (no sequel), then when we got up the bathrooms were all flooded, the toilets were dirty with urine, and soaps of people who had already used the bathroom.

Horrible 

Dirty place, bad customer relationship, I have a door that gave me up in my hands with long windows like knives of 30 cm fell on me. The security company kept me in their offices until I paid the door instead of apologizing, I had to get the police to get me out of their feet. I filed a complaint. They weren't at their first scam because by their deaths it's not the first time that this happened and they always paid... After the apartment from the front, we are facing a shopping mall with a hallway just above. The place is, badly maintained. The yellow and stained sheets in the room are unchanged.

That's unfortunate.

We rented an apartment via Airbnb for seven days. Good location. It's very close. It can be a little noisy because of the simple glazing and not much traffic and planes. Otherwise we're very happy with our choice.

It's a beautiful place.

We lived in Marina Court for 18 days. It's a great location. It's a three-minute walk to the market, a 10-minute walk to the mall. Bad room cleaning. Only the floors have been cleaned and cleaned.
