Close to China Town, easily accessible from the street (China Town 2, for example, has a set of stairs before you get to reception and the lift).  Room is small, for 88 RM the double room would need 2 people who are getting on very well, but perfect for a single.
Very clean, good WiFi, lots of TV channels, as usual not showing anything you really want to see, but surely you're not there to watch television.
As quiet as it can be, no street noise but there is always a large family in an adjacent room who get up at 6:30 am and natter on about what they will be doing today as they wander past your room.
Best bit (for me) is that the staff seem to like working there.   They actually smile.
Points to watch:
Don't get a room on the ground floor.  Too noisy with people walking to and from the lift.
There will be construction soon on a nearby site - about 60 meters away, back towards the station.  This might affect the noise levels in the room.

just what you want from a budget hotel

Very happy the rooms are small and shower toilet not best design but very clean rooms no soap but for the price 80 ring a night double bed and staff very helpful in point you in right direction for your. Travel free buss and train walking distance i be back again

This is a budget hotel that me and my family stayed for a night during my preparation for college registration. It's a very humble hotel and clean with neat rooms.The room we stayed in was very spacious. For a low price, it has a big LCD TV. The air cond functions perfectly. As this hotel was still new so it is very clean. It is also very near at the city especially nearby Chinatown. Would totally recommend.

Excellent!

Despite the only other comment we decided to book anyway. First only one night but then we stayed 3 more as it was perfect.

The rooms are small and simple. Everything is modern, clean, tidy and there was also a good sized flatscreen tv on the wall. The bed almost reached wall to wall but there was enough room to keep both our big rucksacks out the way and move around ok. There is no window but this was not an issue for us. The bathroom was quite smart and modern too.

Free wifi and water!

3 min walk to both bus and train at Pasar Seni station, with trains direct to Batu Caves and the main KL train station. The free KL bus also stops at this station and takes you into the middle of KL. 

Chinatown main Petaling street is over the road. It is close and the street is very busy but we heard no street sounds in the room.

Extended stay, 6 weeks, checked out Dec 3 '14. "Appears" very clean as was renovated Summer '14 and reopened around October, new owner & name I believe. All new white paint, very austere with no plant/picture type decor. Tiny room(s); queen bed goes nearly wall to wall with just a few inches left over space on the sides; and about 1 meter from the end of bed to bathroom wall/doorway. No room for table, chair or that type amenity; bag(s) must be placed on the small floor space remaining without blocking the room & bathroom entrances. Guessing room is about 2 x 4 meters, incl bathroom.

Most rooms have no windows at all, only the 2 rooms per floor which front the street, and those are 'deluxe' or some such. So light is 100% artificial, CFL-bulb. And dependent on the A/C unit for any sort of air circulation, no other fans (except small bathroom ceiling fan).

It took me awhile to figure out, but this A/C dependency is a huge problem, as it's apparently mold-infested and blows into the room accordingly. I developed a cough & hoarse voice less than 24hrs into my first day there, which lasted several days before subsiding, after which I guess my immune system adapted. But during my stay, white-ish spotty mold was continually growing on my luggage, and even on the fresh painted white walls. I was naive as to the origin of this problem, but the blossoming mold growth on several luggage pieces, leather belt, wallet, passport, etc was alarming enough to me that I bought a liter of bleach, and using the plastic garbage can as a container (sink had no stopper), I soaked or otherwise cleaned the moldy items. I also watched over the weeks as the mold spots on the wall, esp opposite the AC unit, multiplied.

The 1-star coffin nail for this review happened upon my Dec 3 checkout. The room was cleared out, even garbage which I routinely deposited in the hallway can, and I had tidied-as-I-went during my weeks there. There was NO damage to anything. It looked like a room which someone had stayed 1 or a couple nights... only needed the routine housekeeping/turnover treatment, nothing extraordinary. So upon checkout the reception man 'Gilbert' told me he needs to check the room, to which I said no problem, please do, and I waited in the lobby. Gilbert returned several minutes later and sheepishly advised me that "his manager, Andrew told him on the phone to charge me 50 MYR for cleaning." I looked at Gilbert funny and asked, for what? What is damaged or perhaps even extra dirty? He had no answer, only apologized profusely, reminding me perhaps 3 times before I left, that it's not him, it's his manager Andrew's instruction, who was 'conveniently' not present of course, but off duty, a phone call away... and of course Andrew did not even SEE the room he'd instructed his subordinate to charge the 50 for. 

I was hurried due to time as I had a bus ticket out of KL and needed to get straight to the station with which I was unfamiliar, thus I simply didn't have time to make the fuss which the situation otherwise properly compelled. I gave Gilbert a 50 MYR note, expecting to be done with it. Gilbert made no motions towards completing a receipt for me, just kept apologizing... and unfortunately in my hurried state of mind, I overlooked requesting that he write me a receipt. 

It would be pure speculation, but I see nothing stopping Gilbert/Andrew from simply pocketing that 50 cash for which Gilbert gave no receipt. In the 2 days since I checked out and had that 50 hijacked, I've emailed their info@ address 3 times requesting the name and contact details of the hotel's owner-- short, polite & unemotional emails giving no clue of the purpose, and a false sender/inquirer's name. Of course my intent is to share my bad experience with the owner, and also inform him so that he can verify whether a proper book entry was made for the 50 'fee' stolen from me on Dec 3 morning. No book entry = his employees are stealing from not only me, but from him as well. However, those 3 emails politely requesting the owner's details, have thus far remained un-responded to. I guess at this point I'll need to incur the cost of calling the hotel to request his details. :(
