No frills is true.  But the atmosphere is very laid back. What I noticed most is the returning customers.  They love this place. Know the staff well.  They have a feeling of ownership.  Met lots of people. Close to the beach and all the shops.  The beds are comfortable.  Have to wait for the water to get hot amd it does.  You have all you need. The kitchen accomodates just fine.  Don’t expect a lot but do expect cleanliness and grrat custimer service.

I booked this place because we liked the 2 story cabana room we specificaly booked and the place was close to the center of town. Ive been going to the region for over 30 years but my friend never has. It looked like a nice local hotel/motel experience for her to enjoy. When my friend and I arrived it was dark but we saw the office door just after we entered the alley. When I told the guy about my online booking he looked confused but checked his paperwork and finally found it. He stared at his key rack with ALL the keys hanging but reached up and picked up a key sitting on top of the rack. Then he asked us to pay for the room. I said, as you can see from your paperwork and mine I already did online. It was obvious he knew that and I felt like I went back in time to the days when I'd travel to the area and be told I didnt pay if I couldnt prove it with MY paperwork. I'd hoped that practice (and worse) by some wasnt still happening. I asked for the TV remote (which most places there only give you when you check in) but he said there is a TV in our room didnt work! The room was just across from the office but the problem was...it wasnt the room we booked. Just a simple little room with a TV that didnt work. It was late and we we're hungry so we didnt feel like wrangeling about what we booked. After we retuned from dinner we walked past our room, (which is the 2nd one when you enter the alley) because I wanted to check out all the things about the place I read online and sit in the courtyard to chill. OMG! Thats when we realized not only were there no doors on any of the other rooms (except the one just next to us up front) and the entire area was in shambles but we were the only people staying there and it was completely dark. We walked around a little with our phone flashlights in amazement, but my friend was really creeped out so we went back to our room and locked the door. We talked about leaving but it was late and we didnt know if we could find a place nearby very easily so we just pushed the dresser in front of the door. About 7:30am a couple trucks pulled in front of our room and commenced to hammering etc from then on. We were eventualy told it was under new ownership and they were renovating. It seems they decided to just keep 2 rooms clean up front to shift online bookings in and out of to generate any money they could while under construction. Ya know....fair enough if people come in off the street and you explain the situation. Some might be desprate and willing to spend $10.00 a night for that instead of the $39.00 we paid online with the expectation of everything their website offered...and the specific room we paid for. Thats flat out decietful! Disappointed doesnt even cover it and I've stayed in some very basic places over the years in Playa I've enjoyed. You can stay at a hostel nearby for 13 bucks a night thats MUCH nicer in every possible way.

renovation nightmare

Very no-thrills, but for the price and the proximity to both the beach and the ADO bus station, definitely worth considering if you’re going to be staying here. Beds are comfortable and my room came complete with multiple fans, so no problem sleeping in the heat. 

Worth the price

I zip in/out of Playa Del Carmen for a quick weekend trip several times a year.  I was traveling alone and wanted the bare necessities and to feel safe when I slept.  I was a little worried at first -- didn't have my reservation and didn't speak a word of English -- but this turned out to be a nice little place to overnight.  Room was SUPER clean and Miriam was very accommodating and friendly.  I felt very safe and LOVED that I was just steps from the beach.  Paid $6 USD for a beach chair with no pressure to purchase expensive meals/drinks.  The ocean is not swimmable at this exact spot (rocky), but just a few minutes in either direction, and you can go right in.  Would definitely recommend if you're looking for an inexpensive, clean room right off 5th Ave and near the beach!

Unexpectedly Great Experience

We had a great time! The staff is friendly and the location is amazing! I’m already planning my next trip back. This hotel is good for long and short stays. Very clean. Very accommodating and safe. Beach is literally 30 steps. I would wake up, make a cup of coffee and walk to the beach and drink it. I would get a $20usd (1hour) massage every morning ( not right in front of this hotels beach entrance. ) I would walk out the hotel beach entrance 30 steps, take a left walk 30 more steps in the sand and get a beach chair from LUCIANNO (100 pesos for the entire day) and best massages  were from Salomay  and her daughter Norma ..
