Dirty, mold in rooms, dusty, unfriendly owner. The place is hostile, no for a vacation, and is on a residential street, difficult to find. The owner did not look happy to see us. Place was full of mold old and dusty.

Bad deal

3 stayed in one of the larger casita's. They are a little quirky so open concept doesn't suit the bashful. The kitchens are a little under equipped but asking for a lime squeezer was presented with a smile. The kitchen counter has been painted so food contact is a little difficult to avoid. Luckily we had our own large cutting surface and sharp knife. The loft floor is very creaky. The vaulted ceiling makes for unbelievable acoustics....I placed my tiny speaker upstairs by the washroom and the room sounded incredible. The manager and wife run a tight ship so the pool closes at exactly 8 pm and quiet is requested by 9 pm. Juan is alays puttering about. Its a small complex so it's easy to meet your neighbous. I did have a run in with the owners son who thinks he doesn't have to follow the 9 pm silence...luckily he doesn't always stay there.
As mentioned it is quiet, safe and a 5 min walk to the beach or town. I would recommend but it is over priced in my opinion.

Safe place

This place is a little like the town of Rincon de Guayabitos itself- quiet, safe, and a little dusty :) We enjoyed our stay here but it maybe a shock to someone who is used to new and shiny.
Location is great. It is tucked away in a more residential neighbourhood but a short walk gets you to the beach or the main drag. Someone with mobility issues might find it a bit too far. Like other reviewers said, the complex feels safe and quiet. We played quiet music around the pool and other guests were fine with it. Must mention- the wifi here is great!!

Rooms- this is where we had to adjust a bit. The giant huts are very quaint and old- Mexico style and with that comes a bit of dirt. Our socks were black after a day of walking around in our unit so after that we wore flip flops everywhere inside. The staff is very good about changing towels and linens but not so great at general cleaning. We felt better once we went to a nearby store and bought antibacterial dish soap and paper towels and gave everything in the kitchen and bathroom a scrub down. 

Our large unit could sleep 6 easily but you'd have to be a close knit family since toilets are basically in the open. Great hot water. Adequate kitchen for cooking simple meals. Tiny TV with just a few English channels. 
And I must mention- the bed was ROCK hard. We like a hard mattress but it was crazy. We asked for a mattress topper and got a sheet so we ended up using all the extra bedding to pad it a bit.

We enjoyed walking to La Penita for market Thursdays and beach walks to David's grill.
Side note: make sure you try all the great taco stands down the main drag! Less than a buck Canadian each and so tasty. Also the doughnuts on the beach. Oh my.
We would return to Las Casitas if we ever came back.

Relaxing vacation

Stayed at Las Casitas for two weeks over Christmas!
Juan-Luis and Albia are the proprietors and you couldn't ask for more respectful,unobtrusive landlords.
If you want quiet, safe, delightful Mexican  accomodations...this is for you!
Keep in mind the place is dated but we loved it! The entire compound consists of 6 casitas....from studio to multi bedrooms..towel change and cleaning is done every day...
It's a short 8 minute walk to the beach!
If you want a party place, this is not for you! We would sit out in the evening in the enclosed courtyard, mingle with other guests, take a cooling dip in the small pool and 
enjoy our evening drink.
All in all....we loved it!
