Small, but very nice colonial style Hotel. Located 20 minutes from the beautiful city of San Miguel de Allende. Very quiet - at sunrise you hear the birds singing ... .. If you do not have a car, there are taxis available within 15-20 minutes call. 

Very ample and comfortable rooms. 

Delicious breakfast (included in the room cost). No restaurant/bar service

Customer service is outstanding - the Owner is there most of the time, checking that everything is in order

Excellent B&B - very good & friendly service

The good:  this is a beautiful small hotel located on the outskirts of San Miguel, close to the 'press' (reservoir).  The ground floor room we stayed in had its own private patio, and the room itself was very nicely furnished.  The bathroom was also of a high standard.  The staff were very friendly and efficient, and the breakfast (included in price) was good.  The courtyard and rooftop patio are features that help to make this hotel something above the ordinary.  The presa is around 5-10 mins walk away, and it's good to walk there to see the sun set.

The bad:  if you don't have a car, location is a little out the way, so be prepared to take taxis into the centre of San Miguel (there are no shops or restaurants within easy walk of the hotel.  Also, be careful not to leave room doors/screens open - perhaps because the hotel is close to the reservoir, our room ended up with quite a lot of mosquitoes in it at night (even though we had not left the doors open for long).  Room was a little too warm in the night (no a/c) and would benefit from a ceiling or floor fan. Wi-fi signal is weak and did not reach our room (only worked in the lobby/dining area and courtyard).

Charming and tranquil small colonial style hotel

Amazing place to stay outside the city center of SMA. The house was built resembling the architecture from the oldest houses of the city. The rooms are really big and have amazing high brick ceilings. The Staff is really really really friendly and their breakfast delicious. We were a family of eight from germany and me and stayed in 4 rooms 2 nights.

It is too far to walk to the city center but you can ask them to call a taxi for you to get to the city ($100 pesos)  which is like a good 10 minute drive. To come back just stop one on the street ($60-80 pesos). Overall i think of being away from the city as an advantage because the house is so nice and quiet in comparison to the "noisy" city center.

Amazing place to stay if you want to have quiet night.

If you want a more quiet hotel with more space outside the center of town, this is a great option. The hotel is located at the border of a lake at 5 mins drive from the center in  residential neighborhood. I had a very nice spacious mexican style room with king size bed. A decent small breakfast is included. Hotel s built in colonial style and has very nice views of the lake from the roof terrace. Getting there is a bit difficult since indications are not very clear and GPS coordinates on the website didnt work for me.

Great option outside the center of town

The Colonial house with a splendid patio in the center is 5 mins by car from the center, this is a lovely and quiet location.
I'd recommend to ask for the road before setting up to the hotel ;o)
Rooms are spacious and mexican style :o)
A small but greatly appreciated jacuzzi will provide you with the much needed cool of hot summer days.
The owner is a great guys who was very helpfull.
Rather than paying premium in the center of the town this outskirt hotel will provide you with luxiourious settings for a much small fee.
