Rooms are basic with no power between 7am to 7pm which is no issue. If the beds were updated and room had more than 1 power point so you could charge phone and have fan at night it would have been good.

Toilets and showers however are another thing completely its better to wash in the ocean at least you feel cleaner. Bins not emptied often enough. I mean days between cleaning and no hot water.

Bar and Restaurant were great nice views from the beach and the bars. A little expensive compared to town but you are on the beach. 

Terrible Accommodation/Beautiful Place

For everyone who says they should update this place, they literally were as we stayed there. Electricity was on all day as their are renovating, changed the name/sign to La Diosa, adding hot water heaters and doubling the price. 
We stayed here because it was the cheapest place on the beach and we knew what we were getting into. We called it  'glamping' to get the kids in the right mindset. We loved the location and had everything we needed-bed, dry place to keep our stuff, bathrooms and free parking. The restaurant was not open the times they had advertised. 
It was great to walk right to the ruins and beach. The staff wasn't around much. They were very friendly at the beach cafe and we traded out towels when we needed to but we had to track someone down to pay and it took over 20 minutes to connect to have the payment go through.  It will be interesting to see what it is like going forward.

Basic stay in an amazing location

They guy at their beach club tried to scam me for $100, he put a green band on my wrist and claimed that because I tore it off I was required to pay him 2000 pesos in cash only. I was there for less than five minutes, and was going to leave when I found out they don’t accept cards, that’s when this guy physically grabbed me and threatened to keep my phone and belongings. He only left me alone once I got my Mexican husband on the phone and he figured out his scam wasn’t going to work. 

He put the band on my wrist while I was in the process of asking him if they accept cards, just after I arrived and set my things down. When he told me they are cash-only I politely told him I’d have to leave, he kept demanding more and more money from me, and threatened to take my phone and all my belongings by force. 

This place is dangerous, stay away.

Hello! we told you my bad experience with the hotel & cabins, we made the reservation via Expedia with advance payment, when we arrived at the hotel at 10:00pm to check in, the master who was in charge asked us to repay (since on his notebook it said no payment) and did not want to give us the room until we paid. we argued that he had already paid by showing us the itinerary number and did not have the account because the master neither knew it was Expedia. they should have better trained personnel. Very bad and rude. we contacted the expedition by phone to comment on the situation and the expedition was marking the hotel and ringing the phone and the prague was saying that he was not going to stop the phone because it was with the key.

The worst reception service at night, they want to charge double and ants in bed.

You cannot go wrong with a hotel right on the great Paraiso beach (beach: long and narrow, not crowded, non-scratchy sand, warm azure clean water). I repeat - HOTEL ON THE BEACH! Can't beat such an ideal location. 24/7 beach access + the archeological ruins and a fun outdoorsy shopping area within walking distance. Staff had varying levels of English (some none at all) but were generally friendly and helpful. Restaurant Coral Azul, attached to the hotel, has really nice, good food, but they close around 8 pm. I wish they stayed open past 8 pm. My room was plain and I wish the shower pressure was stronger, but I did not come to Tulum to spend my time in posh accommodations - the room was at least cleaned daily. I was able to rent a bike right through the hotel, which is appreciated as I did not have to spend time searching for bike rentals.

Great Beach Hotel

Zazil Kin is definitely the most affordable option on the Paraiso beach (without opting for tents) with the best beach spot. We spent 4 days there and went for the basic cabanas that have a private loo, shower and sink (only cold water FYI) with a surprisingly comfortable bed and a minimal fan. 
If you’re looking for luxury accommodation, this is not for you. But if you’re looking for a place where you can spend all day on the beach and just use your room to sleep in, this is perfect. 
As it is one of the last places on the beach, it’s much less busy than other places, so it’s far away enough not to be bothered by people selling snorkelling trips all day but close enough to walk there in a few minutes if you like.
The restaurant is also one of the cheapest on the beach with some yummy food. The grilled prawns are hands down the best we’ve had in Tulum!
We went there during covid times so our drive into Tulum centre was actually super speedy.

Will definitely visit again!

We chose this because it is walking distance to the Archeological Site. Unfortunately, access to this hotel is at the end of a narrow road paralleling the beach, and we were traveling this road midday on a Sunday, so it took an hour to go these few miles.  Be smarter than we were by selecting a better arrival time!  Thatched roof Cabanas are scattered in the white sand dunes, perfect beach with daytime dining area is a short stroll away.  We did not pay extra for AC in our cabanas, and it was unseasonably hot.  Also, the cabanas are marginally ventillated, so we suffered.  Beds were fine, service excellent.  I especially enjoyed the well-prefared fish we ate for lunch.  One of the cabanas we rented had a toilet and tiny shower, the other required a short walk to a communal shower (in one direction) and a toileting room (opposite direction).

Picture perfect, I recommend you pay extra for the AC

The beach is beautiful and the hotel is not very expensive. However, we paid for a private cabaña with private restroom and there was not hot water! They told us that if we wanted hot water we should use the shared restrooms. Why did we pay more, then??

Beautiful beach! Nice place but...

Even though the sea is beautiful and the beach is beautiful and not crowded, the bungalows of this hotel are bad, small and dirty the bathroom was not clean and the sheets had not been changed when we checked in. There is no hot water and the little water that comes in is not enough to even take a shower... really the worst of all we've seen on our trip.

The worst hotel in the Riviera Maya

The setting by the beach with white sand and palm trees amongst the cabanas is spectacular, like a dream. Yet the place itself is really far from the centre of Tulum and you have to take a taxi which is not the easiest. You have a dilemma whether to stay in Tulum centre and be far from the beach or stay close to the beach and be far from Tulum centre. It depends on what you value doing more. 
Back to the hotel - i think this was once of the cheapest options of staying in a cabana next to the beach. Still expensive though about USD 80-100 per night. So for such price you'd expect certain standards, right? Unfortunately inside the cabana was super basic (which I have nothing against) but not funcional and really run down. There was no place on the wall on anywhere really to put your stuff on, not even a hook in the wall, felt dirtyish. It was really not pleasant to be there, not relaxing. I love basic stuff but it just wasn;t nice which could be with just a little bit more effort.
