The Riad is located in the middle of the Medina - Marrakech's winding old town, which has the advantage that you can almost reach everything on foot. The Jamaa El f'na (the central square with food stalls and small stands) is within 10 minutes walking distance and easy to find, as you only have to follow one street. 
The riad is located in a side street, which has the invaluable advantage that it is very quiet and you can escape the ubiquitous hustle and bustle of the street at will - but at will within 3 minutes back in the middle.
The rooms are clean and nicely furnished, the bathroom spacious and in our case with a large stone shower. There is a roof terrace from which one has a good view over the medina and which is never full due to the fact that the hotel has only 5 rooms. The same is true for the inner courtyard, in which one can sit protected in case of rain (in one evening). The staff is friendly and extremely helpful - for example in case of questions as to how much the bazaar should cost, so that the merchants don't cheat you. Especially helpful and obliging is the local page/receptionist/manager Yunes, who always tries to sweeten the guests' stay in good English with advice and a lot of good peppermint tea. A real jack-of-all-trades!
The breakfast is spartan (bread, jam, honey and sometimes a little yogurt) but more than sufficient for the price and helps you to have a relaxed start into the day, especially in view of the fact that most shops and stalls only open around 10/11 a.m. and you can't really find anything to eat before.
We had a very good time in the riad and can only recommend it, as the overall concept is just right and you feel well taken care of. 

Note: for the people who want to find the riad from the airport alone and if necessary used Google Maps: the riad is about 30 meters further inside the alley than indicated on the map. Don't let one of the "helpers" on the street talk to you and show you the way when you are already there.

Every time again!

Stayed in the riad with my friend 16.-23.2. Riad was beautiful, rooms were clean, location was great and breakfast was good! The host Younes was so sweet, helpful and kind. Really recommend the riad. And thank you to Younes!

Amazing stay and staff

we stayed in this raid from 6 to 10 January, central location, clean and with a good breakfast. And what about a staff?? Naima is very kind and Younes is the most available: he always ready to give you directions and explanations on things to do...and they makes you feel at home, a great landlord, we should return, we would definitely return to the Faiza raid.

Location was great, just right in the middle of market, but on nice quiet street. Property was clean, every morning was good breakfast served. Host Younes was amazing, great personality and great host. Talk as true about local food, local people religion, towns and activity’s. Really really nice boy. Definitely would go back.

Riad Faiza

We stayed here for four nights and it was perfect. It's located near the market, making everything a minute's walk away. The environment was very cozy as it's a small Riad, a housing with a courtyard, making it feel like were tenants in a small community. This was much more personal than staying in a large hotel. Also, the breakfast was excellent and the staff were all very attentive and service minded, specially Younes, who always made sure we were comfortable. As for the room the design was classic Moroccan style. Obviously, there are slight differences with western standards, for example the water pressure or time before the water becomes hot but we saw this as an interesting experience rather than a obstacle. 

Cozy & authentic housing in the heart of the city 

Younes was a great host ,helped us  out with everything we needed, he also did a great breakfast when supplied with eggs.  Our room was cleaned everyday by Naima, who also did our laundry, always had a happy face. This Riad was central to everything, clean and tidy

Anas is a formidable host with excellent insight and advice on what to see and do... the Riad is clean and perfectly situated within a few minutes' walk to La Place Jemma El Fna... just distant enough to be quiet.
Breakfast is simple, but delicious. 
The Riad offers a relaxed atmosphere and a warm charm that I've come to love about Marrakech overall.
(I did knock one star down only because some creature comforts were a bit frustrating: the heater in my room was somewhat lacking and nights were mighty cold in February; the credit payment system was down when we checked out, which meant Anas had to ride with us to the bank on our way to the airport, and while I realize that's a network issue, not a Riad issue, it was still frustrating. The cold also contributed a dampness to the riad; I feel like my towels never dried after I'd used them.)
