It was an amazing stay for around 4 days being an affordable one. The host was very humble and gave us a homely presence. The food served were also home cooked prepared by the host itself making the overall trip an exotic one..

A wonderful experience

We had a fantastic time staying at Clover Downs. The Homestead ist about 10 minutes away from Rotorua located in a rural and quiet neighbourhood. The room we stayed in (the Kawai Suite) was very homey, neat and with a private terrace looking out at a beautiful countryside. But what's definitely the best thing about this place is the host: Ruth was fantastic. Not only did she offer delicious breakfast every morning but also managed to surprise us with an endless list of things to do in and around Rotorua. We also did the Kiwi BBQ one evening and thoroughly enjoyed it (after being out on a recommended hike all day). Don't miss out on staying there for more than just one night (stay for a minimum of three, it's worth it). We were sad to leave after three nights.

Superb B&B

From the minute we arrived, we were greeted by an adorable Border Collie, Bow, and were surrounded by gardens, rich with Autumn colours.  On checking into our room, we realised our balcony was adjacent to the paddock, and we were thrilled for our son to have a welcoming party of farm animals, for his first B & B rural retreat.

Ruth our hostess, was warm and welcoming, most helpful with her tourism hints. and presented a delicious hot breakfast.

For children from the city, it was a perfect introduction to rural life.  Our son enjoyed, collecting the eggs from the chicken coop and feeding the chooks in the morning, along with the goats and some of the sheep.  

The grounds were magnificent and I don't think it would matter what season you visited, it was picturesque,  peaceful and free of the aroma's often inhaled in Rotorua.   

The location is 20 minutes out of the town centre, however within close proximity to the Agrodome, Skyline and Rainbow Springs.

Our room featured a queen size and single bed; ensuite; dining table; balcony, fridge, coffee and tea making facilities. The three of us had plenty of room for movement and there was ample area for suitcases.    Ruth also included a lovely afternoon tea, for our arrival.  I must say Netflix in the room was a nice addition to the stay, prior to bedtime.

We loved our two nights at Clover Downs and would highly recommend to anyone looking for an authentic NZ,  rural experience.  It was just perfect!!!

Perfect Rural Retreat for Families

In the middle of the sheep meadows, the surrounding hills make the view from the room gorgeous. There's even a small balcony to observe the view or the stars! The owner is the kindest we've ever met on our trip: adorable, smiling and giving very good advice on what to do in the area. She shared a lot of conversation with us, we really enjoyed those moments. She cooks small dishes every morning (eggs, but also small household items like little kiches, muffins, salted croissants) and it's not the same thing. Every morning the pets are very friendly! The room was large and very clean. There's a small fridge and a table to eat on.

It's perfect!

This was an exceptional bed and breakfast, Ruth the owner is fantastic, she immediately makes you feel at home. Her home is beautiful and we really wish we'd had more than one night there. Breakfast was delicious. Ruth was spot on with her suggestions for things to do and places to go in the area. Loved this place.

Highlight of our trip

Clover Downs Homestead was a very pleasant place for us to relax after the tourist day. The accommodation provided everything we could: a spacious, cozy room with its own terrace, garden views and separate access, kitchen and bathrooms, as well as communal rooms for shared breakfast, preparing meals or communicative exchanges. Our hostess Ruth warmly welcomed us and carefully provided us not only with delicious food and drinks, but also with helpful tips and good information about events, land and people.

Excellent hospitality

It was just great. A big bright room, a very beautiful landscape, pets who always greeted you kindly and a great breakfast. But most of all, a hostess who cares incredibly about her guests. Even the hostess' representation was barely overwhelming in warmth. I felt at home, I think you can hardly make a bigger compliment.

Like at home.

Having read a number of the below reviews - there is nothing I can say,, except that this is an exceptional B&B with a great hostess, lovely spacious bedroom, good beds,, great breakfast.and some very good advice as to where to visit both in Rotorua and beyond

What more can I say - enjoy

A  B&B of peace perfect peace

Clover Downs wraps you in peace and comfort. The setting is so beautiful and the home is so lovely and well-appointed that you want to over stay your booking! Warm hospitality, great food, a full kitchen and living room at your disposal, rooms that open to patios overlooking a bucolic landscape....everything you hope for in a B&B. Add to that the host's extensive knowledge of, and enthusiasm for, the area and you have a wonderful stay.  Five stars!

Should Have Stayed Longer!

The wonderful hospitality of the hostess will make you spend an unforgettable stay. Clean and spacious rooms, excellent breakfast. In the garden there is a dain who visits in the morning. The lady took the children to collect the fresh morning eggs for breakfast and had the carpets caressed. Really recommended and to be repeated!
