Absolutely lovely, quaint, and cozy place to stay. The innkeeper, who is friendly and helpful, has cleverly made all the rooms en suite (good, hot water, fully functional) and built out the attic spaces for small beds in some rooms that I'm sure would be a great hit with many families. Very reasonable price for the quality and the view overlooking the harbor was nothing short of picturesque! Just about a 20 min walk from all the shops (I walk slowly so maybe less for others) and maybe 3-4 min drive so the perfect distance away from the hustle and bustle of town, but close enough to get to the stores as needed. Also a short walk from the amazing penguin preservation - also a 5 out of 5, would totally recommend the premium experience), the Lookout Point, the hiking options... I may never be back but it's a lucky person that gets to visit Oamaru, and I'm grateful to have had the opportunity.

Would live here, if I could!

It's a really amazing old building that feels like stepping back in time, with an incredible view of the town. It's a bit rough around the edges I suppose, but considering it's age, I'd say the place is in great condition. Great location too (unless you're walking and don't like hills).

Would come back

A slightly eccentric accommodation but comfortable and clean. This lovely house has had some DIY work to provide ensuites but they are quite serviceable. King sized bed was comfortable. Eclectic furnishings made for a slightly eccentric feel. Large lounge available for dining with pool table as well. Very comprehensive range of continental breakfast options.
Biggest negative was necessity for entry via the host's kitchen area. Slightly chaotic outside area but on site parking available.
Host very friendly and eager to chat.

Distinctly unique experience

Are you having a bit too much fun on your holiday and need somewhere to get that dirty, "ripped off" feeling? Longing to stay in what feels like a building site with a surly, unhelpful owner? Well, look no further than Federation House. Nice views and handy to town but the "continental breakfast" was toast, jam and rancid butter. There was wifi access...if you went out of your room and stood in the hallway to use it. Don't ask the owner for help with anything - he'll say he's "not an expert" in that, even if you're enquiring about things to do locally. He did not listen and was incredibly rude about other guests - I would not want my friends or family to stay there. Oh, and if you want to shower? Don't take room 5 because it has A LOT of black mould. Health hazard levels. Please beware. The photos look like "Victorian charm" but in reality it's tatty, grubby  and unfriendly.

Mouldy and horrible

This is a refurbished old home with crazy decor. Whilst the rooms on the bottom floor were easier to access I would strongly advise anybody not to take the top story 3 rooms
Our room was the fire exit for upstairs which was a small sliding window. If there was a fire I’m not sure how I would get out, I would probably slide down the iron roof onto ground below. We did notice there is a small ladder, but one has to get there first without falling. We believe there are real safety issues with this guest house
Also not impressed with the toilet being open and also the floor on this Reno is not level .  It’s a real dodgy Reno
One gets the feeling of sliding to the wall when you go through the French doors
The towel rack was a line of wire 
The owner Rodger is very enthusiastic about his guest house but I’m sorry we don’t share that enthusiasm 



Stay at your own risk

Nothing like the photos! More like a second hand shop with mismatched furniture covered in towels and tablecloths than a heritage house. Outside was like a building site, rooms had DIY 'ensuites' and spare bedrooms added in cupboards and under the stairs. The sunroom attached to our room had the ensuite shower and toilet added to the end of it with one of the shower walls covering part of the fire exit. Not nice to use the toilet if other members of your party are sat in the sunroom! The fire alarm went off in our room during the night; no-one came and in the morning we were informed it probably went off due to the battery running low and was surprised it didn't go off again!  
We certainly felt this building was a health and safety risk and shouldn't be open to the public. 

Beware - stay away

This is a great place to stay. Fabulous views over the bay.
The owner has reworked this villa for over 30 years.
Very comfortable... Like a home from home.
Breakfast is included which is a bonus 😁👍. 

Great place 

Lovely old Victorian mansion that retains it's charm with amazing views over the city and sea.  

Clean, comfortable room with paintings and old pictures everywhere.  Nice bed and a window to catch the ocean breeze.

Rodger was a friendly host, and has put countless hours into this property.  Breakfast is served in a sunroom overlooking the bay, a perfect beginning to the day.  

The most unforgettable place I stayed in New Zealand, do not miss.

Favourite place in NZ

My first impression was “how funky” as the entrance at front and back have old-fashioned knobs and locks, and the 100 year old house has been restored and converted to a B&B, with some interesting cubbies. My room was scrupulously clean and very comfortable. The windows were super for both light and views. Rodger was very gracious and took time in the morning when I was finished with a continental breakfast to tell me more about the house. It is walking distance to The penguin experience and Steampunk HQ and Victorian District. 

Funky, Comfy and Spectacular Views

This is a restored Victorian villa and has retained all of its original charm. Loved the view over the harbour and Victorian Precinct, both of which are well within walking distance down the hill. The whole place was scrupulously clean and the bed comfortable. The owner, Rodger, is an interesting and open character and certainly adds to the charm.
Our only negative point were some aspects of the room.  It was advertised as a two bedroom suite with on-suite.  What we found was the second bedroom was in fact constructed by building out into the roof space from the original room, accessed through a half height hatch door. All of this may have added to the charm were it not for the fact there was not ventilation like a period dormer window or skylight. Our teenage daughter christened it the "Coffin" and promptly claimed the main bed with her mother.
The other slightly jarring note was the ensuite which was in-fact framed as a triangular space in one corner of the room. Its size was more reminiscent of something in a caravan with the sink over the toilet and a tiny shower cabinet.
