After looking at the photos online (hotels.com), and seeing the beautiful pool, and thermal spas, we decided to stay here.  Needless to say we were fairly disappointed to what the hotel is like in reality.  The pool was empty, and looks like it had been for quite some time with the amount of dirt (and a witches hat) in it.  Two of the smaller thermal spas were also not in use and looked like they hadn't been for quite a long time too,  There was a maintenance man cleaning the larger spa, and refilling it when we arrived.  The room was quite old and in disrepair also.  Paint missing from most walls/doors, the shower had parts falling off it and rot at the base.  The glass louvered window in the bathroom looked like it hadn't been cleaned in a very long time.  The bathroom door didn't shut, so cold air from the glass louvers came flowing through the whole room.  There was no remote for the tv, there was only 1 cup provided to have a drink and the teabags seemed to be from a vintage era.  On the plus side the bed linen was clean, but could do with some extra pillows and blankets.
There was nobody at reception when we arrived, so the maintenance man gave us our key.  The lady from reception was there in the morning, and we spoke with her.  I feel for these people, they are not the managers (but caretakers).  The Manager let the hotel get into this state and then up and left.  The caretakers are trying to do the best with what they are left with, and are quite open/honest about that.  However I would recommend, that if the facilities are not as advertised, then a discount on the room rates should be offered.

In need of much TLC.

The whole place is in a state of disrepair. Much of the parking can't be used, due to the condition of the drive. We had to clean dishes, the table and benches before we could use anything. The teabags were old - the packets were faded. Cigarette butts everywhere outside. The sheets seemed clean, although my daughter cut her toe on a piece of glass in her sheet.
One bathroom we couldn't use. There was a flimsy blind over the window that anyone in the drive could look through.
Looking at previous reviews, some of these same comments are on reviews 4 years ago! Why hasn't something been done about this?
It was in a convenient location though.

Urgent repairs needed

Very sad at the state of the place.
The manager try’s but it’s to far gone
Dirty windows,window sills black, curtains were closed to hide them. cupboard doors falling off, mismatching crockery, I had to wash dishes before we used them.
Towels and tea towels smelt  yuk.
Dirty showers. Doors falling off them too. Just disgusting..
The drive way cobbles are a shambles, 
Permanent residents a bit intimidating.

Wouldn’t put my worst enemy in here.

We spend three nights in the big house with double the amount of beds than we needed. Alice is very kind doing her best making sure the mineral pools had a temperature to our liking. Offering the use of the laundry for free, providing us with extra towels. My son had a blood nose in the night and sheets were changed immediately. Just all nice and friendly. Sheets were clean, kitchen was provided with all the nessecities. So far all good. Then it comes to your own personality if you can live with the rest. There are permanent residents living there. If you understand their living conditions you can either accept that or detest it because of your own spoiled lifestyle. Every bit of the buildings needs fixing up. You'll see broken windows, rotten wood, lack of paint, mold...  We chose to have a wonderful time in Rotorua and enjoy our stay with all very kind people.

It's not the Hilton

We booked this place for 3 nights based on the internet pictures and description. Do not be fooled like we were! We arrived early afternoon, the young man helping us out was pleasant, but it was very obvious this was not the same as described on the internet. There were some shady characters hanging about, the room was dirty and the advertised private thermal spa might as well have been a toilet. We thought we could handle one night before looking elsewhere, we got back later that evening from a show and the place was filled with cockroaches. We just packed up and left.

I don’t like leaving negative feedback. Alice in reception is very friendly and lovely, the thermal springs were fantastic unfortunately that the best this accommodation has. Our room #9 is very tired, wall heaters hardly worked, linen was clean although no spare blankets, only three power outlets, 1 for tv, 1 for our heater then 1 to share for the kettle, microwave, toaster & anything else that might need charging. Water in shower was very very hot & not easy to adjust making the steel base difficult to stand on. We had talked about staying two nights in Rotorua, we still are but have moved & are only paying $15 more for the night.
