I had to move out of the hotel I was booked into after 1 night when I realised that 30 students had booked in, the owner agreed it was going to be noisy for a few days. I chose to go to the Puma Urco as I had passed it and realised that it was ideally situated on a nice traffic free street yards from the Plaza de Armas.
Very good price, reasonable room, clean but basic. TV and wifi, private bathroom. Restaurant attached to hotel.
No problems, nice staff, good nights sleep and a bargain. But no reason to choose this hotel other than location and price, which are very good reasons indeed !!

A LAST MINUTE CHANGE OF PLAN

It's a nice hotel located half block from main square. Rates are cheap but rooms are clean, with hot water, wifi and LCD TV with cable. I think it's a good place to stay for bussiness or pleasure. Breakfast is included in the price.

Good price, well located and clean 

The hotel has an excellent location. Rooms are simple, but clean and modern. We had a large room facing the pedestrian street with wood floor and nicely decorated. The bathroom was spacious and we had hot water 24hrs a day.
Unfortunately, the service is rather poor. We stayed there for six days and upon our arrival arranged with the lady at the reception special conditions. However, this was not properly transmitted to other colleagues, so we had to explain them again and again that we had a special tariff and that we did not want to have breakfast. Internet did not work properly (Internet is not so good in Chachapoyas but in the hotel was worse than in other places). Rooms were cleaned up at the most strange hours (e.g. at 7 p.m.). The toilet was never fully cleaned and we only got toilet paper upon request.
In general, we felt that the staff was rather indifferent to our needs. For the price, we had expected a good service.

Nice room, but service needs improvement

We were a group of 4 , stayed there in May 2014 - 5 days
Located on pedestrian street Amazonas -- this is the principal venue of the city-- just half a block from the main city square or Plaza de Armas.
Clean, hot water throughout our  stay.
Did not smell to humidity or mildew like many old restored mansions do.
Quiet even though it is  located on the main street and close to the city square.
Single room around 25 US$ , triple room 35 US$  - breakfast included.
They have 3 different Wifi systems -- if one fails -- another one  kicks in --  Wifi  which was important for us was fast, reliable and  ...free!

Will stay there when we go back.
Staff very helpful and friendly.

Excellent location, superb for the price

My husband and I stayed here for two weeks in January 2012. Overall we were really satisfied with our experience. 

1. Wi-fi: Worked well in our room which is good because we work on our laptops. 
2. Noise: MOST nights we had no problem with noise. However the first night we were in a room in which the person below us played their TV really loud. We asked to be moved and the receptionist obliged and put us at the far back of the hotel away from the street. Walls are a little thin, so sometimes we had to knock on a door and ask someone to turn down their TV, but noise only bothered us 2 or 3 nights out of 14. 
3. Water: Water was hot most of the time, but this is Peru and we expect the water not to be perfect all the time. 
4. Cleanliness: Towels were changed everyday and bed linen every 3 days. Very clean mattress and room. 
5. Most if not all rooms have a desk, armoire, and TV. 
6. Staff: A little chilly at first, but really nice beneath the surface. Give 'em a chance to warm up to you! We asked if we might not get a discount for staying 2 weeks and they gave us one. 
7. Location: 30 second walk from the main square, which means it's a little bit quieter but still central. 

If we return to Chachas we would definitely return to Hotel Puma Urco!
