The hotel's central location also proved convenient for exploring the surrounding areas. Whether I needed assistance with directions or recommendations for local attractions, the staff was always ready to help with a smile.

Overall, my stay at Kabayan Hotel was a delightful experience. I highly recommend it to anyone seeking a combination of cleanliness, comfort, and friendly service. I look forward to returning on my next visit to the area.

Kabayan Hotel is the cleanest,friendliness hotel I've ever been to in the whole of Philippines.

The Best Hotel Anyone Can Ever Ask For 🇵🇭

Dust everywhere,crumpled service sign,WC one time flushing you need to wait again to flush, yellow water if you flushed the toilet, dirty mirror. Hotel room price is cheap best deal for the backpackers.


My First Kabayan Hotel experience

1. Slow service upon request of some items in the front desk. When we do follow up call, we keep on repeating our request. It seems that proper endorsement of hotel staff was not properly observed.
2. Front desk unattended especially at night shift. From 0 to 2001-2003 hotline numbers. Any of which. 
3. Malfunctioned aircon was reported to the front desk but we did not received an immediate feedback as to what will be their solution.
4. Limited choices of breakfast.
5. Parking space not properly monitored as there was a time our driveway was blocked and we cannot pass by immediately.
6. Malfunctioning bidet and clogged sink.
7. Male staff in the front office almost frown when attending our queries. It seems that he is short-tempered.


Poor service of hotel staff

Servers at Salo is not attentive and we don't feel the hospitality in their service. The room is clean, unlike what i read about the reviews online, the AC is not that cold but its fine. The staff by the entrance is all good. Overall experience are the best except for the servers in Salo, they are beyond disappointment.

KABAYAN HOTEL REVIEW (Superior Room)

PROS:

- Newly built modern hotel
- Nice and clean rooms
- Comfy bed & pillows
- Superb toilet and shower room
- Amazing minimalist interior decorating especially at the lobby
- Good value for money   
- Good location (near NAIA, Jollibee & Chowking and other shops
- Friendly staff (most of them)
- Superior Room has a high ceiling
- Acceptable internet wi-fi speed
- MRT Station is near
- The food is OK
- Good hospitality 

CONS:

- The building has very poor sound proofing/insulation. You can easily hear the noise of passing vehicles along EDSA (horns beeping, sirens wailing, motorists revving) as if the windows are opened.  Moreover, you can hear the people talking adjacent to your room. In fact, I've even recorded the voices of the people next to my room using my cellphone. You can even hear the splash of water in the toilet located above your room. 
- The TV is smart but the setup is NOT. The use of smart TV is temperamental. You will definitely call for assistance because of the cheap digital box installed. 
- No buffet breakfast only a la carte.
- The price of a la carte breakfast is misleading. On my first breakfast I was charged P250 for a meal that only cost P200. On my 4th day it happened again but this time I complained. 
- A la carte serving is comparable to a kiddie meal (breakfast, lunch, dinner)
- Mediocre buffet merienda (mostly carbs)
- Albeit the building is new and the location is good, the surrounding area is very busy, noisy and unmodernized. Loads of street/sidewalk vendors and the feeling of danger everytime you go out.
- Most of the time it takes ages for the reception to answer the phone.
- SPEEDTEST shows only 2.93 Mbps of download speed and 2.97 Mbps of upload. The slow Internet affects the quality of streaming on the smart TV but good for your phone or laptop if you just browse the Internet, use YouTube and other social media.
- Checking in is a tad slow.  Sometimes only one receptionist is at the front desk.
- Some minor room issues such as: Smart TV not smartly installed. Aircon a bit noisy and less cold. Forgot to put towels in the toilet. 
- Requested a room make-over and it took almost two hours to arrive. 
- Lack of smile at the front desk.
- No hair dryer
- Limited parking

A Typical NEW 3 Star Hotel in Pasay. Had a staycation for 18 nights on a Superior Room and overall my experience was up to standard at the New Kabayan Hotel. I always prefer newly opened hotels (this is the main reason why I chose this hotel). Had to transfer to another room because of TV and aircon issues but it was a smooth transition. From 3rd floor to 10th floor the view was better as well. An inclusion of a hair dryer would also be nice but there wasn't. My check-in was a bit slow but smooth. However, I heard other customers complaining about their room was not yet ready causing delay and long queue. The lack of smile at the front desk was unwelcoming. The food taste nice but very limited serving. I prefer buffet breakfast  than a la carte. Good thing I  booked room only with no breakfast included. Otherwise, I would be disappointed.  Nevertheless, despite all these shortcomings I would still rate this hotel 3 out of 5 stars simply because it's NEW.
 
Tip: Unless you want a better view, it would be better if you choose a room not facing EDSA because the traffic noise is so audible.


The New Kabayan Hotel

The hotel is nicely situated next to the EDSA station,  and shops and restaurants nearby. Staff are pleasant and the lobby is impressive.
But that's where it ends....
I booked a standard double room. The first room I was given was smallish - decent sized bed but not much other space. Nowhere to sit down with a laptop, for example. Minimal storage space. The hot water didn't work - so I was moved to another room - more or less the same but on the 4th floor facing the street - and all the noise flooded in through the (closed) windows. 
Finally, was given a better room on the 11th floor, which was quieter, larger and much nicer. Enough storage space, a desk, polished wooden floors. Wifi worked OK, the IPTV less so. 
Breakfast is very poor. Coffee, tea, and fried fish or sausages, rice and a fried egg. 

The "standard double room" is small and cramped - NOTHING like the photos in booking sites.... I have no idea what room I ended up in - perhaps a suite ? (as in the Kabayan website).

Not great at all. Go somewhere else.

Stayed at hotel for 5 nights. The standard room was very dusty and tables were not deep cleaned. The chairs were dirty in the room. The superior room was clean and shower worked well. Only issue with the superior room was that table was too small to accommodate 2 people. Breakfast was good.

Choose a room in the new building

single room very small but its wort it just a six hours nap before flight home is ok, should update a little space for a single room so far will find a way so better luck next time/ if i knew  the room size or seen it i would not reserve it

I suggest to put signages or direction of room numbers to easily locate the room number since there's the old  and new building. In addition, If you could have add food choices the same as way back 5 to 7 years ago. Thank you.
