Very nice renovated villa. It is situated in a quiet street, close to the spa park and the main street with places to eat/drink (we liked the Czech restaurant on the corner). Our room was clean. Unfortunately is was much smaller than the pictures showed. There was just enough room to move around. Breakfast was good. Private parking (free) is just across the street.

Nice, centrally located villa

We would rate this hotel as 1/5 if it was only for the staff and the room, but the location is good, and we actually slept good because it was completely quiet during night. The hotel is the last at a side road from the main street and no neighbors or traffic sound nearby.
Now to the sad parts: The room is not at all as presented at the website (Booking). It was small, dark and with very simple furniture. There was no bed sheet, only a stretch mesh material where the mattress was visible through. When we asked for bed sheets, the staff/manager(?) first indicated that the mesh layer was the bed sheet but after our protests we received two bed sheets (that did not cover the full length of the bed). The pillow covers smelled fresh but they had flecks. The manager indicated that they were clean and shrugged her shoulders. The bathroom was run down. There was soap but no schampoo, lotion etc. One towel per person only. When we later asked for the wifi password the manager rolled her eyes and had a negative attitude. The breakfast was simple but sufficient. 
The standard at this hotel is more of a simple hostel, and the manager/reception staff should try another career. It is a budget place, but still absolutely not worth the money. 
Don't go here if you have a chance.

Run down, questionable cleanliness, uninviting staff, understaffed place

The place is a nicely renovated 19th century villa - and I have to admit that the renovation was done really beautifully. And the location is good - quiet street, but close to the town center. It's got a nice, small garden with some facilities for smaller kids (our son is 3 and they were already quite basic for him). The rooms are nice and clean, ours was tiny (there is really only enough space for the double bed and a child's bed)...but then we didn't spend much more time there aside from sleeping. Also the playroom for kids is tiny, as is the relaxation room for guests. 
They serve a nice selection of food for breakfast, there are high chairs available (only 2, which was not enough for all guests who came over with kids, as the place is supposed to be family friendly).
The only thing that this place is missing is some general maintenance: the toilet flush in our room was leaking, there was also an unpleasant smell in the sauna - most likely some plumbing issues.
Altogether, I would say: good, but not great.

Pleasant stay

Willa Lawenda is definitely a good place to stay, both for groups of friends and for families. For kids, they have a small playground outside and a playing room inside. The room we had (top floor with extra playing corner for kids) was very clean and quite big. Breakfast is rich and quite varied. Prices are however quite high, though as for the whole area.

Great rooms, good breakfast, a bit overpriced

We spend 2 days in Willa Lawenda with our 3 kids (10, 7 and 3).  Our family room was very spacious even with the extra bed.  It was very clean and with a lot of natural light.  We even had a very nice balkony with two long chairs and a view on the garden.  They have a nice playroom for the children.  The breakfast room is also very nice and cosy.  Finally, the breakfast is diversified and everybody can find something he likes.  Just go for it!

Perfect place for a family stay

Set in leafy area with pretty garden.  Very pleasant, welcoming staff.  Room large with good self-contained bathroom.  Wi-Fi available. Access to kettle and share-fridge

Many attractions nearby, and good walks

Situated in quiet street: lovely area

Very unfriendly staff, it wasn`t easy to identify the staff. Long waiting for the bread at breakfast.
No international TV (only polish), no wellness area as described on the website. If you stay there in winter and spend some time in the room you get depressions!!! Old smelling towels, no toilettpaper, and no water boiler (it`s standard in this kind of hotels).
If you plan a stay in Kudowa, better not go there!

The most uncomfortable room ever seen

One of the best hotels in Kudowa. Nice and friendly staff. Rooms are quite big and well designed. Worth staying, you would not be disapointed.
