Give this a good rating as I was very well accommodated from the time of booking up to check-out. Manfred diligently replied my inquiries even on the updates of MERS. We wanted to extend our stay for another 3 nights. Unfortunatley, they're fully booked already and that they could extend us for another 1 night only. Manfred, offered to assist us in booking for another accommodation nearby.
Location is good. Just few steps from Exit 3 of Dongnimmun subway station. Though, there might be a confusion on their written instruction as how to go to the guesthouse from Dongnimmun subway exit 3. Just follow the direction in the map/sketch (with the arrow) they provided instead. Better to take bus # 6005 from the airport. Using subway is much of a hassle with the baggage as subway exits in that station do not have esclators (just stairs).
Room is big enough for the 4 of us. Bathroom is big as well. A/C works well and beds are comfortable. Towels are provided but too small to cover the body. Just enough to dry hair. 
Katie, the wife of Manfred is also accommodating. Upfront when we just arrived, she asked me to pay 2 nights already. I said it's ok for as long as she can provide me with their receipts. She kept her promise to deliver the receipt to our room the following morning. 
Coffee is free. No breakfast.
You have to learn to lock/unlock the main door by yourself as there is no staff at the reception all the time.
Wifi has good connection.
Ask them to clean bathroom trash cans as they did not do it regularly with initiative.
Overall, will recommend this guesthouse being cheaper, accessible, clean and comfortable.
