Homely, if a little shabby, but this tends to be the norm in Sri Lanka. The three guys that run the place have mediocre English skills, but are exceptionally helpful. For better communications, wait for Lasantha (their friendly tuk-tuk driver) to turn up.
We loved our stay there.

Homely little place with very accommodating staff

We were made to feel very welcome here and always felt like we were coming home after a hot day out. A pot of tea in the cool dining area surrounded by interesting antique furniture and objets d'art had a a very calming effect.
There was a lovely garden with fruit trees, butterflies and squirrels. 
The rooms were basic but clean and the WiFi was excellent. 
The breakfasts were delicious - a selection of local fruit followed by an egg/omelette and toast.
The staff were very friendly and happy to arrange for us to be met from the airport - a chap held up a card with our name on it at arrivals and this was such a relief when travelling with our two children.

Homely and characterful budget guest house.

The guesthouse is very basic. All the people that works there are really nice and friendly and always welcome you with a smile. It really feels like a home away from home. The breakfast was delicious. The rooms was simple but okay. They have tried to remove stains on the linen but it was still a lot and that’s something that we think is really important for us, clean bedlinen so that takes down the grade a bit. The wifi was bad but the balcony was beautiful. The location was good, close to the beach and the main tourist street. The neighbors was always smiling and greeting you when you went back to the guest house. We would defiantly recommend staying here, don’t expect anything extra but we are happy with our stay.

Very nice owner!

Blue Seas Guest House is located near the beach in a quiet back street. The rooms are clean with balconies and there is a lovely garden in which to relax and read. The breakfasts are good and the staff are super friendly and helpful. My stay was stress free and I will certainly return. I can't recommend the place highly enough. Enjoy your stay and the hospitality of the hotel and its staff.

Quiet.....helpful.....clean

Better than I could dream of! Even the building next door stopped so so much quieter now than last year. Kitchen still available for urgencies, nobody excluded, and really good breakfasts included (and lunches available). Ayuboan!!
