Just don't come this place. That is not a hotel. Because of that they have rooms or pool that is not become a hotel. They don't know how to talk with people. They are fooling people. In the beginning they telling low price for the room and in the end it becomes highest. It happens to me today. Don't come this place. This is a horrible place in the sri lanka.

Horrible place 

We plan for stay 2 nights eventually stayed only one night, very bad experience overall they provide the old Menu and saying 50% present we will charge extra then then menu after we ate they provide the bill charge 250% then the menu price. I will never recommend this place for peace you got to walk a lot for food. We talk about the justice for over charge and the staff wear got panic trying to take the old bill from us and provide the new bill discount price.
As a hotelier I probably know  something happening in there rates. you won't find the value of your money 
They will make you suffer, if incase you order your good make sure the rates before eat. If not they will charge you more then the 5 stars rate. I know the name of the staff but I don't won't to bash somebody's job.

Worst experience ever

We came here for lunch and dinner. The food was very good and the dinner was on the beach. Staff is super friendly. I recommend to come here, there is not so many places to eat here and this one is the greatest. 

Great food

Tourists beware of the restaurant! This restaurant is expensive because of the location and asks as much as a good restaurant in the neighbourhood. However their food and service are very bad. Expect to be waiting half an hour for your drinks and eating bland meals at high-end prices (locally). 
The flies around our table made eating very unpleasant.

Adjoining beach.Amazing view . Good taste of Sri Lankan dishes .Prices of food are slightly high however tasty. Sufficient parking facility. Guidance given for health & safely are appreciated.Good looking safe location for a family to entertain.

Sun & Sand

This is a budget property that has only around 15 rooms.

Pros:
+ Clean towels and sheets
+ Beach front with a mid size pool
+ Large garden between the beach and the hotel
+ Helpful staff

Cons:
- Lots of dogs in the restaurant
- Restaurants was not clean
- Cows and Crows in the garden

Affordable, good beach and pool

The beach front location and the coastline is superb. 
The beach is lovely, clean and the option to use the swimming pool a bonus. From NZ we booked 6 nights because we liked the location and the size of the property having only 10 rooms. There are in fact 14. There are 4 operated by another man who We found to be very nice and service caring.
The rooms were basic but provided air conditioning, ceiling fan, very comfy beds, ensuite bathrooms, a terrace with table and chairs to enjoy the beach outlook.  
We also didn't mind watching the occasional cow that wandered through the property and along the coastline stopping to graze here and there. The deposits however that were left were never removed by management. Look where you walk!

We arrived very early off the Colombo overnight Mail train and didn't expect our room to be ready. We expected to wait until check in time and on arrival with no one there we dozed in a couple of comfy chairs. At 7.00am management woke us and said our room was ready. Great, we thought but this wasn't the case at all. The room had not been cleaned, the bathroom was very dirty, one clean sheet had been put on the bed, no top sheet or covering provided, there were no towels and it was obvious the last occupants had recently vacated. 
Both feeling pretty exhausted all we wanted was a couple of hours sleep and thought house keeping would return sometime later in the morning or during the day, after we'd had a snooze to clean the room properly but this never happened. 
After our broken sleep until about mid day we both wanted a shower and asked repeatedly throughout the remaining day for towels. These were not provided until 7.00pm. We believe this was the case for the whole hotel as we overheard other guests complaining. This might even happen more often because on another day while we were there we overhead two guests on one afternoon complaining they had no towels. We think the laundry goes to Trincomalee and they have to wait for it to be returned. 
During this first morning all we could hear as we tried to sleep was dogs barking, crows squawking and general restaurant noise. On waking we asked for a room change and the next morning we're shifted to the other end of the complex. We were given another room in the two story block that is apparently run by a separate man.
This room was spotlessly clean and so so much quieter. This is not a biggie but some kind of shelving in the room would have been handy. There are no wardrobe/drawers or anywhere to hang anything. However, towel racks are provided inside and on the terrace. 
The Wifi reception and speed was good especially near the office and available in most rooms. Our room now being in the far block was a little too far from the router. This didn't bother us much as we were on holiday and didn't mind moving to the office or restaurant area to check emails and Facebook but if you want it in your room, make sure you ask for a room near the office. Basically, we had no complaints about the rooms.

We do however have concerns we believe other travellers should be aware of and that the previous reviews on Trip Advisor regarding this hotel are true.

The dogs - Eating at this hotel restaurant was more than horrible. At least 10 dogs if not more gather around wherever the guests are eating. This is not an exaggeration. They sleep under the tables and beg for guests to throw or drop their tidbits on the ground. This invariably causes loud yowling, growling, yelping and fighting. The barking and fighting one evening was so unpleasant that when our meals finally arrived we chose to return to our terrace and complained.
Management spoke to us the next morning, explaining their situation with the dogs and how they all come from neighbouring families in the area because they are hungry and hope to find food. We were told none of these dogs apparently belong to the hotel. We were told the hotel has litters of puppies dumped on their door step. According to management they have tried to have them removed several times through council but this hasn't happened. So, over the years and months of guests feeling sorry for and feeding the dogs, the dog population has increased and they now think it's their right to be there to beg, fight for food and management seems to have given up on the battle. We've travelled extensively throughout Asia for 15 years, are not anti-dog and have dined many times with dogs at our feet in restaurants. But never have we seen so many dogs begging, fighting, barking, yelping and roaming freely in a restaurant environment without any staff restraint or caring in one small dining area. After our complaint management did make an effort to keep the dogs away but we wouldn't be surprised if after our 6 day sty, the dogs returned. Worst we've seen in our many years of travel.

The Food. 
A choice of Sri Lankan or English breakfast was included in our booking. What a joke! The bread, not toasted, was like cardboard, the ONE egg, was offered fried, scrambled, boiled or as an omelette + tea or coffee. We never saw any fruit, bacon or ham and it was always a mission to beat the flies. 
We are not sure but it appeared they have or use only one wok, so waiting for meals to arrive after ordering could take at least an hour or more. The sweet and sour chicken we had was good but the rest of the food we tried was awful and sometimes even unacceptable. One evening we ordered devilled calamari and devilled chicken - the calamari was so over cooked it was like trying to eat rubber and the devilled chicken...sorry but this needs to be renamed on their menu as devilled chicken bones. We refused to pay for our meals that evening and they agreed we didn't have too. One evening my wife had well finished her meal and I was still waiting for mine to arrive.

The Noise. 
At times we felt like we were in the Alfred Hitchcock movie "The Birds". Never have we seen so many black crows in one place. The casuarina trees on the property are obviously where they roost. They swoop down on everything, including any morsel left on a plate in the dining area, any hand bag left on a sun lounger while the guest is in the pool or the sea that contains a snack of some sort - witnessed this a few times. The constant noise especially at sunset is deafening, even in the early morning they make one hell of a noise. Management is aware of this and occasionally let off a loud cracker with no warning to try and scare them away but within minutes they begin to come back. 

This is not a big thing but if you enjoy like we do, the occasional cocktail when beside a beautiful beach and on holiday, you won't be having one on the beach here. The only alcohol available was big bottles of Lion beer and the only fruit juice available for the first few days while we were there was papaya.

The many staff assisted as best they could but all the same we were very disappointed for the price we paid and don't consider it value for money. The potential is here for this hotel to be a real gem but they need to control the dogs, cull the crows, keep the cows out or clean up their poos, clean the rooms more thoroughly and up the meal standard. We would not stay here again as it stands.
