I stayed at three guesthouses in Sri Lanka on my own and several 4-5 star hotels in Sri Lanka as part of my group tour. 
This guesthouse was the best out of all guesthouses.
It offered a great quality room for the price I paid. 
It was pristine clean. The bathroom seemed to have brand new tiles, fully functioning sink and toilet without any issues, it had hot water and was sparkling clean.
The room had a nice curtain, a shelf to put my belongings on, two comfortable beds with clean sheets and a nightstand with a lamp above. The ceiling fan was super helpful and for me was better than an A/C, as I tend to get colds when constantly changing from extreme hot temps outside to very cold temps inside powered by A/C.
I also enjoyed having my own table with two chairs outside on a small section of the second floor patio. I stayed on the second floor above the main house, where the hosts live. There were two more units there on the second floor with a similar set up and one kitchen shared by all 3 units. The kitchen had more basic amenities, and I was told needed more plates and pods, but it did have a stove and a fridge and few plates and utensils. I never used it, because I like to explore local food options, which cost me $8-10/day.
The host Pushpa is lovely, very helpful and full of advice with local tips.
The hopper stand right at the gate of the guesthouse served great cheese and chocolate hoppers at a very affordable price, which saved me walking for 5-10 mins to the main road in search of a breakfast or a quick afternoon snack.
The guesthouse is about 5-8 mins walk from the beach and the main road.
There are plenty of stores, fruit/ veggie shops and restaurants and a swimmable beach within walking distance.
I definitely recommend this place. I booked it directly with the host and it worked out great.

Great value and quality for the price I paid

I stayed for three weeks  due to the proximity with Rukshan yoga studio.
The kitchen is a great 😃.plus so
you don't need any over priced restaurant in town. Cheap price for a quite room in the jungle.
Clean and simple room with fan hot water and fridge.
 Not for pampered tourist who need extra amenities 
The guest house is managed by Pushpa a mother of two kind children
She speaks excellent English and gives tips for transportations and really cares for your needs.
You are in a green jungle so you have to cope with insects and lack of see breeze.
Feeling at a kind warm local home and see how Sinhaleses conduct their farming and daily life..
Good hopper sold adjacent to the main green gate.

Really enjoyed our stay here. Fantastic value accommodation and very friendly hosts who happily organised whale watching, taxis, whatever we asked. We arrived on Sinhalese new year and were invited to join the celebrations. 

Strongly recommend staying here :)

Welcoming Family Run Homestay

Ancient Tree Guesthouse was truly one of the best places we’ve lived in Sri Lanka. Location is super comfortable, 5 minutes from the beach, calm, cozy, neat place. Family, who took care of our stay, was so friendly and hospitable. I am so grateful! Amazing price/quality balance! Great spa and yoga places nearby. Already missing it and planning to stay at Ancient tree next time I come to Sri Lanka. highly highly recommended!

The best guesthouse in Mirissa

In a quiet compound down lane off the main road. I had a small room for one night, which was sufficient. Real basic, little cramped, very stuffy room (windows open and fan still didn’t get air moving). All supported by a garish pink bathroom, cold water but ok pressure, with ant colony. 
But that’s what $20 gets you. Though its a couple of minutes walk from the beach, and was a place to lay my head and have a shower.
Breakfast was lovely- including mango and passion fruit from their garden.
The wonderful Secret Root Spa is just around the corner.
Wouldn’t rush back or recommend, I think there are equally cheap, less garish places popping up in Mirissa.


Average based on poor quality but cheap price

Rooms are pretty basic but clean. Very helpful and friendly owner and very nice breakfast. 

Located off the main road in a quiet neighborhood. Just a few minutes walk to the beach and lots of seafood restaurants and bars. 

Very good value for money

We stayed here for two nights in order to go whale watching. A little set back from the main road but only 2 minutes walk from the beach where you can surf and snorkell with turtles and the accommodation, although basic, is right on the edge of the jungle. we were greeted by a gang of monkeys on arrival and beautiful birds in the trees, both provided great entertainment at breakfast time, not that anything could distract from Pushpa's excellent breakfast. A really pleasant home stay, would definatley return.

Jungle and Beach all in one

In terms of value for money this is a great place to stay. Yes the rooms are basic, and spartan, in need a bit of tlc but they are functional. No aircon in the one I had (I don't know if they have any), but there is a ceiling fan which moves the warm air around. 

It's a really short walk to the east end of the beach (just at the end of the road, cross over the main road, turn right for 50 yards or so and then an alley left signed to the beach. As it's away from the main road, it's a quiet location. We didn't eat at the hotel as there's plenty of places on the beach, and skipped breakfast as we had an early start (they couldn't do a take out, but did offer a small discount in lieu, which I declined as we'd enjoyed our stay).

Hotel also has a spa if you're into that sort of thing. I was advised that there is some problems around the beach (a sign in the hotel suggests to look after your handbag if out at night), but I didn't see any signs of danger or annoyances - I've seen more at most european resorts.

Basic but great location

Outdoor seating with shade. Washing service. Decent sized room. En suite bathroom. I stayed on the ground floor which had a table outside and shade. WiFi and laundry service provided.

Up to 5 minute walk from the main road and slightly longer to the beach but no big deal.
Breakfast provided.
