Excellent. Simple hotel at a crazy low price. Room small but adequate with a very efficient air conditioning unit. And, Believe it or not, a shower that actually produced hot water. We booked our Yala Safari here and amongst a whole heap of animals and birds we did get to see a leopard. 
Food was simple, inexpensive and well cooked. Views across the lake and the sunset are to be enjoyed. 
Downside was the mosquitoes but the staff did quite an efficient join of keeping them at bay with some smoke.  
Owner and staff ready and willing to please. 
Certainly to be recommended. 

Brilliant at this price point

A nice accommodate Infront of beautiful lake. The staff were very helpful and attentive. The host arranged a safari at Yala National Park and Bundala National park. The safari was very nice. 
We could see all the animals including leopards also.
A very nice place with nice staff.

Great Stay

The location in front of the lake is beautiful. The garden in outstanding with colorful flowers, varans and birds. Very peaceful place to enjoy nature with a cup of tea and a good breakfast with local fruits. We wish we stayed longer.

Breakfast in Birds View

Lovely hotel set on a stunning lake with a great atmosphere run by great people. Roshan made me feel so welcome, and organised an amazing safari for me during my stay on which I saw four leopards. He also took me out for an authentic Sri Lankan breakfast on my final morning. I was so sad to leave and have a friend for life. Can’t wait to come back to this hotel!

Best accommodation in Sri Lanka

The room itself was okay, bathroom was dirty.
We booked a safari tour from someone of the hotel (his name was lahlik): he offered us 7 hours tour for 7000 rupees per person. The tour was over after 4,5 hours. So we called him and asked for some money back, cause we paid for a long tour not a short one.
He promised to meet us at the accommodation to talk about a refund. We waited a few hours and called him again - he did not picked up the phone, we tried several times to call him - allways no answer. Then we called him with hidden number and he instantly picked up.
As he realised its us, he told us he was busy all day and he would send someone to give us thousand rupees back (which is like nothing). Since we allready lost a day we accepted and moved on.
I can only recommend to avoid this place at any cost. They will most likely try to scam you.

Fraud

Me and my partner are traveling through Sri Lanka for 3 weeks, we accidentally stumbled across this amazing hotel! It is situated right next to a stunning lake (where there are crocs so be careful) perfect for capturing amazing photos. 
The staff are incredibly helpful, kind and honest, it is very clean and tidy and has air con which works really well! Has free WiFi too.
They have bicycles they lend you for free so you can get around the lake quickly also can use to get into town.
Would highly recommend.

Beautiful!

Found this place by chance, and so lucky we did! Was treated so kindly, staff are so friendly and willing to help on any hour of the day, that includes 4am when we got picked up for our safari. We couldn't say a bad thing about this place, amazing views, food, people, clean rooms, aircon and all right next to a beautiful lake that has a big lizzard and a crock that lives there. They have bikes you can use for free to cycle up and down the stunning late and take amazing photos. I really didn't want to leave! Highly recommend. I love this place and will miss it.

I met the owner on the AC bus coming down from Colombo.
He asked where I was planning to stay And I said don't know I have nothing booked.
So he sold me on idea of coming to the hotel.
Good decision.
I am a (or try to be) a bird photographer and this is a great place to stay. Food is good and beer is cold after day out

Great place to stay close to the ponds

I stayed two days here. The first day the owner picked me up in the bus station and i was birdwatching the rest of the afternoon in the lagoon wich is 200 m far from the place and had a nice dinner in the open veranda. The second i went to the safari with the company of the same owner, was a fullday safari with a really informed guide who not only stoped in the big animals also in everything that moved birds, chamaleons etc we so the 5 big coco, elephans, bufalos and leopards. The place was clean and easy going, for me was a great experience.
