I stayed at Perfect House once some years ago and twice recently. Duration of each stay 3-5 days.
Very friendly and professional team.
As soon as I arrive they park my car in very secure area in front of reception and check in takes 2 minutes.
This ground floor reception area also has lovely timber table/s and chairs and a serve yourself fridge with cheap drinks including beers. Also a small kitchen area where you can make yourself a free cuppa at any time. I enjoy an early morning coffee and a chat with staff.
I've had balcony rooms on the front side. Great clean rooms and good beds, TV, AC.
Can be noisy as a couple of bars seem to kick on but that is to be expected. I might enquire about quieter rear facing balcony rooms after reading some room tips here. I plan to be in Cha Am next week and will be staying at Perfect House again. I'll look no further.

I recently stayed here on my first trip to Cha Am. The room was booked for me by an ex-pat friend of mine living in Cha Am.

The staff was very friendly and accommodating. The guesthouse appears to have been recently renovated. My room was clean and comfortable with quality furniture unlike the particle board fixtures you usually find in budget guesthouses in Thailand.

The air conditioning unit was new and quiet. The hot water heater was new and functioned well. Although the guesthouse is in the heart of Cha Am's small nightlife my room was very quiet at night.

The only drawback is that there is no restaurant at this guesthouse. There are plenty of places to eat or grab a drink near by.

I will definitely stay here again when I return to Cha Am.

Well Worth The Stay

Cha Am Perfect House was almost perfect. On the down side they don't serve meals - but there are good options close by. My partner and I recently spent 2 nights at the Cha Am Perfect House. We were given a choice of rooms at 800baht. Both were lovely. All rooms were spotlessly clean.
We choose a balcony room, and while it did overlook the noisy bars, it quietened down early. I guess it's currently off season.
The staff were helpful and everyone seemed to remember our room number. Cleaning staff were asking if they could clean the room almost every time we went out. 
The room had air con, a refrigerator, TV, Wi-Fi. The bathroom was  a decent size and had a separate shower recess. Water was sufficiently hot. Overall excellent value for money and an extremely clean room with friendly staff.

Almost perfect!

It's a nice family-run hotel that's still affordable! We got several rooms offered and we chose one on the side of the street because it had a nice balcony! You're in the middle of the action and my fear that it might be loud late at night has not been confirmed. The bars close at 24:00 at the latest at 1:00 and after that there's absolute calm. The owners are very friendly and helpful. Laundry you don't have to look for just give the laundry back to the staff and fresh! :) fast and cheap! I'm a coffee maker and here I can drink coffee as much as I wanted without paying a bath! The rooms are clean and very nice every day! We've had a nice feeling of having a rain shower and wanted to lay down so we can go to the hotel right away!

Perfect House, the name suits!

The minivan dropped us from Bangkok to Cha am near this hotel. We walked to find hotels and luckily we found this hotel right in front of the beach. The rooms on the new block which is just backside of the hotel is nice. Friendly stay, no worries, just stay...on the beach they have their own umbrellas and you can stay there for free. Food every where, the vendors walk by and you can choose, what you want to eat!! The bars is in the next soi, but the noise is not heard in the room that much....so no complaints for the money I paid!! Its expensive on long weekends!!

Location is great

We arrived in Cha am with no idea where we were going to stay and were fortunate enough to stumble across this lovely hotel. We were instantly made to feel very welcome by the very polite and friendly staff. 
On our second night we were offered a larger room with a balcony for the same price and while we waited a couple of minutes for our new room to be available we were provided with free tea or coffee in the reception area. 
All the rooms are well kept, clean and comfy. Its also a bit of treat to have a fridge and air con in our room.
Would definitely recommend staying here and should I return to Cha am will 100% stay here again.

Great Value for Money and Friendly Staff.

We arrived on the main road by bus and actually wanted to try out some hotels until we liked one. The taxi driver drove us to the center and told us to take a look at this house first (taxi drivers waiting in front of the hotel - on commission). First we had some concerns about whether the bars are not a little noisy at night. Rooms on the opposite side were insured to be quiet. The price was absolutely fine for the size of the room, air conditioning, refrigerator and wifi - what you need more. At night there was nothing to hear from the bars. Room + bath clean, personally friendly and helpful.

I find the guesthouse very comfortable. The owners are very friendly and very helpful. I always feel very comfortable and can only recommend the guesthouse. You have to try it next to the small soup kitchen. Unfortunately the owners don't speak English but for that there is the best noodle soup in all of Thailand.
