As soon as we arrived we noticed many bugs on the mattresses, we had to possibility to change to another room and we saw them on towels. We checked out right away and we didn't get any refund money since at the hotel they said there were no bugs. Terrible experience. 
I got bed bugs bites over the left arms and pictures to prove them wrong.

Great location and the receptionist, Ma (sp?) was absolutely delightful!  The rooms were basic but had everything you needed including hot water, fan and A/C.  The area was quiet at night.  I would stay here again.

We stayed for six nights. 

Positives - The lady on reception was super helpful and always smiling. Great location for Walking Street, Sunrise Beach and Pattaya Beach. Room was a good size and quiet enough away from the music on Walking Street. 

The only real down side: The room wasn't the cleanest with cobwebs above the pictures and the walls in the bathroom were dirty. 

Great value for Lipe and would definitely stay again.

We were there just for 2 days but its end up by 9 days.It was like home for us.we were 4 friends, rooms are clean  stuff is very helpfull. We got a lots of life time friends here in this hotel.Thank you Vahap and Chait. Across the street  they have restaurants and the food was really good.if you are in Koh lipe stay in Baan katrin 2 

Great value for money,super nice staff and friendly owner.

I really did not plan to stay at Baan Kasirin 2 for moore than a few nights in the beginning, was totally focused on looking for another place after getting oriented on the island.
So second day already went round round checking out many places...in the end about 15 places,
And choose to stay here instead.
Why ?
Cause for 700 bath a night for a double you will not have many choices on the island, yes some really really old broken beach bungalows that was so bad that no way....
Here you have a clean room with proper bedding and a shower that works and all your linen changed whenever you want and you can open your backdoor and front door or window and have good airflow all the time...
TV if you have time to watch...
And we had the last room in the corridor so very quiet.
And the best of all is location,
Yes you right on Walking street but so easy to walk anywhere...all beaches and restaurants/bars closeby.
Staff was very very nice family who own it and good receptionist who spoke good english.
No problems anywhere at all.
Recommended.

Stayed over 2 weeks...

This is not a bad hotel. The prices are okay (by the sometimes inflated standards of Ko Lipe in busy seasons), the location is quite good in the middle of the Walking Street, and the rooms and surrounding facilities are decent. 

However, my own stay was completely spoiled by an extremely unhelpful, aggressive and downright rude receptionist. I had booked a cheap room without AC. But when I got there, I discovered that the ceiling fan was barely working - the air flow did not even reach my bed, let alone aireate or cool it. When I complained about this and asked for the fan to be boosted or replaced (as well as the missing towels in the bathroom), the receptionist went literally psycho, shouting, swearing and screaming at me!

Despite my later efforts at reasoning with him, he continued throughout my stay to either ignore me or be rude to me. Which of course ruined my stay. Absolutely unacceptable behaviour from any employee in the service industries. 

In short, do not go here unless you are sure they have got rid of this receptionist (as I have written to the manager to suggest they do).

Moderate hotel ruined by extremely rude receptionist - avoid!

We booked the accommodation for 2 nights as the pictures on the website showed really nice and clean rooms. We payed 1.100 baht per night, which is quite a lot in Thailand so we expected some cleanliness. Well we didn’t get any of that. In fact, the room was disgusting, there were stains in the sheets, the bathroom and the entire room smelled horrible. We booked the fan room and there was no mosquito net, because of the windows not closing properly (and if it did we would collapse because of the heat) the room was filled with mosquitos. Also there was a door leading to a kind of balcony to the back side of a different room. There was a gap between the door and the floor which is why there were cockroaches in the room as big as my hand. On top of that we’ve found mouse poop as well near the beds. We’ve travelled a lot of places in Thailand, but this has got to be the most grossest room for the highest rate we’ve seen! If you really need a room, walk to the sunrise beach and ask for a bungalow near the sea. You will pay a bit more, but trust us that it is totally worth it. 

Horrifying and disgusting stay!

Not the best there is around the island but not that dreadful either. Air-conditioned room is at an extra charge,do mention you want one. Freshwater quality in bathroom is not that good but one can expect that on an island it really is not too bad. Price wise neither too exorbitant nor too cheap. A good tolerable medium-resort quality. Walking distance from immigration counter (5-8mins)
