Have just returned from a week break. Yalikavak is a great town, however the holiday gardens are up high in the mountains, so even with the turkish bus it meets you at the very bottom of the hill. The drive to the gardens is very steep and also once you reach the villas you have steep hills to go up. We stayed in Villa Negris 5. The villa was clean but in need of a fair bit of TLC. We have stayed in lots of villas but were surprised that on arrival there was no welcome pack, so if you arrived late evening you wouldn't be able to have a cup of tea etc until you had been shopping which have to be the next day. The other negatives were no information booklet left out but my husband came across it in a drawer. The information inside did not cover what you would need to know about the gardens or local chemists etc if needed. There needs to be more coverage of times, where to find important info or services in English because a lot of Turkish will not speak English and Speaking Turkish is very hard, so communication is hard. The villa/garden and roof seating are overlooked by Negris 6/7 & 8 so there is not a lot of privacy and sitting on the sun terrace you look straight into their lounge.  We weren't able to try out the cafe/restaurant as it was not open which was disappointing as we were not told that any facilities would be closed seeing it is only September. If you fancy watching some TV in the evenings you will need to learn turkish as they do not supply even 1 channel in english. Though WiFi is free it is rubbish and you are charged a lot for internet access too. You will be surprised how many stray cats are around the site and how they think that you will feed them. Fine if you like cats but not for us. In the town you find the same and also a fair amount of stray dogs.
Overall the place is lovely and the staff that we saw (security) were very friendly but we feel that we would not return due to the negative points we mentioned and we did everything we wanted to do.

Lovely place, stunning views, very steep and can be overlooked if in villas.

Stayed a fortnight at the end of July. As others have said, further out of Yalikavak than we were led to believe but Dolmus regular and cheap and come onto the site stopping outside the restaurant, the taxi rank is opposite the bus station incase you don't want to wait for the bus, also cheap. Lovely restaurant facility on site with super staff and great food, they were very helpful. No supermarket, only bread, milk, crisps and water. The site is on a steep hill and should be highlighted for those who may have difficulties in walking. The communal pools were beautifully clean and the smaller ones never looked busy. The gym was disappointing with no air conditioning and not all equipment working. The house we booked through Panoramic Villas and I have been back to them on our return. Their comment to our issues is that they are only the booking agent and cannot be held responsible....for incorrect marketing and condition of house. We booked a welcome pack for our midnight arrival which never appeared. We booked a house for 8 people to find we were short of sun loungers, cutlery, garden chairs, the TV and kettle didn't work and the house itself needed an upgrade and some TLC. The panoramic view of the bay was not visible from the ground floor due to an enthusiastic hedge of creepers.some of the issues were, in fairness, remedied when we contacted the office, however, they should not have been there in the first place. We would go back to the area certainly, the contrast between old Yalikavak with its restaurants and the new swanky marina was amazing. Given we went just after the coup we didn't venture far but would love to revisit.  We hired a boat for the day the Sandima1 from the harbour in Yalikavak and our host couldn't have been better, so much fun we went twice. Go to the area, yes, avoid Begonia 4 until it says it's been refurbished.

We spent 2 weeks in villa Tk033 it was great . The pool is lovely and the swing in the garden is brilliant to escape the sun with a cool drink . 
The pool with the slides is good fun and our kids enjoyed the table tennis . To make this place even better the bar could do some evening entertainment , but being a party of 7 we were happy . The views are amazing and the bus service is brilliant . 💕

Relaxing Holiday with friends

We stayed in Apartment Leylak 11 for two weeks end July/August.  Apartment was clean, had everything you needed and was in a prime position with beautiful views.  Our friends stayed in the next block of apartments in Leylak 16.  We were.close to the main pool but was very peaceful both on the roof terrace and balcony. Shop does have limited supplies but the Dolmus does go into town 2 hourly during the day and  hourly after 6.00 pm. We went into town each evening and bus service always on time.  Good time had by all.

Leylak 11 - beautiful views

We have  just  returned  from an amazing two week holiday  staying at 43 yasmin  apartment holiday gardens.  The apartment  was in tip top  condition  and  the pool area was fantastic especially with the water slides.  The onsite  restaurant  catered for all  our needs and there is a small supermarket  for your daily essentials. 
The reception  staff were very helpful and would definitely  go the extra mile to help.
The main town is only a 20 minute bus ride away  which is quite an experience. We had lots of fun going to and fro.   In the town there  is plenty of bars and restaurants  to choose from with vegetables friendly staff you will be spoilt for choice. 
We are hoping to return again next year.  The owner of this apartment was very helpful and will answer any of your questions.

Two week holiday  at 43 yasmin apartment

Booked a villa through Panoramic Villas and it said it was just outside Yalikavak! Try 20 minutes on a local minibus! The complex itself is lovely and clean, but not for the faint hearted...dispite the website saying it has a supermarket, it hasn't! You can buy bread, milk and water, a few crisps from the bar, but anything else has to be bought in Yalikavak and brought back on the Dolmus, which, to be fair, does pick up from inside the complex every two hours. It's very cheap, 4TL per person each way (£1 when we went) and it takes you into the town centre, but they are minibuses and not all that new! Our theme song for the week was "we're on the Domus to hell" after a scary ride home one day, when the driver took tree attempts to get up the hill to the complex.
Our villa was comfortable, could have benefitted from some TLC, we had our own pool, as do all the villas. There is WiFi on site, but it all depends where you are and we found the roof terrace the best place to connect. The apartments have shared pools and the main pool is lovely, with water slides that do take your breath away. We ate in the restaurant a few times and the food and service was brilliant. The complex is kept lovely and clean and the reception staff were very helpful. With the temperature reaching 42 degrees, being up a mountain had its benefits, not just with a lovely breeze, but spectacular views over the Agean sea!
I would have preferred to be closer to town, as Yalikavak itself has lots to offer in restaurants and shops. Would I stay here again?? Possibly, would I hire a car to get about?? Not a chance, I loved the people, but their driving is scary....
