Simply, look elsewhere if you want to have good time. Just resist the pool, pictures, and any other features or price. Trust me when I say this - you will regret booking one of these villas no matter how low your expectations are.

Some details...

We previously, 3yrs ago, stayed at Villa#3 (below ground 2 rooms, 2nd floor 3 rooms). Below ground is moist, smelly and sewage drainage problems happen regularly. Because we like the location and the sea / sealife, and because there were no other options for our large group, we specifically checked with the property management whether the available-looking villa #9 had any such smell/moisture problems. We were specifically told no; and btw as of 2022 we learnt they're no longer renting villa #3 as a 5room (admitting to the issues for those two rooms under ground). Anyway, villa #9 was not ready for occupation upon our arrival. It has a tiny kitchen space, sheets / pillows / mattresses were all subpar. We created a list of 20 to-do items from missing/burnt light bulbs to nonfunctional TV. The place does not have Internet service (they are giving the pw of the access point from villa #8 but is dismal; you can't even check email). The trigger for me to write this one-star review is the overflow of the sewage last night at 2:20am. We had phones and clothes submerged in 2-3cm sewage water and had to move to another room. Reason? Pump failure.

People servicing the place appear to be trying to help; and they do in most cases. But there is zero proactive service; and the things you ask for is at best delayed, and in most cases very delayed.

Broader Ortakent area issues - sewage system here doesn't exist. Big trucks (vidanjör) come a few times a day and manually collect sewage water; this is a smelly, noisy and unreliable process that should it fail or missed even once, villas / houses fill with sewage water. While we are here, we have met someone who moved out after they also had sewage come out of their drains and flooding their living space.

Look elsewhere in otherwise beautiful Ortakent if you'd like to have a good time while vacationing

Lovely setting right at the harbour and the beginning of Ortakent beach. We are reviewing the restaurant and not the residences. Very good food all freshly prepared. Very friendly staff. Sits slightly raised from the road so goes you a great view. When we were there a seafront bathing and lounging area was being constructed. Well worth trying.

Lunch & dinner

We stayed in a 4 bedroom unit facing the sea. The good that the pool is large, there is air con in each bedroom and living room, it's easy to walk to the restaurants and The property is next to the sea. The condos are allegedly brand new but the construction is shoddy, and the complex needs repair. There is broken concrete and visible pipes all around the property. Our unit had water stains all over, peeling plaster, stained faucets, faulty doors, cracks in the walls and a construction dump with rocks, old plastic and trash on the roof terrace, making it unusable. We arrived to a dirty unit (including vomit on top of a toilet seat), and after repeated attempts to get housekeeping to clean, we finally bought some soap and sponges. They are stingy with towels, toilet paper and water. We lost water for an entire morning, and then had no toilets as the sewer backed up. There seem to be plenty of choices in Ortakent.
