This is a fantastic little place right in the centre of beautiful Hawkshead. Rosemary is a sweetheart and gave us a free pass for Brantwood House, the home of John Ruskin which we really enjoyed on a very rainy afternoon. The room we stayed in belonged to her son and is a little further down from the main b&b. The room was warm and cosy with cottage style beams and the bed is enormous and super comfy. We both also enjoyed a soak in the quirky Japanese tub and delighted at being woken up with birdsong in the morning, what a wonderful alarm clock!  I would say the addition of a hair dryer in the room would be handy but otherwise we couldn't fault this place! Would definitely return. Also if you're looking for fantastic gastro pub food in the village pop over to the Queens Head you won't be disappointed, it's pricey but worth it and the staff are all lovely( I highly recommend the venison!) The Kings Arms is cheaper and does good honest pub grub with hearty portions. Hawkshead is a great little village full of charm, plenty of shops and is quite central for exploring the Lakes. A perfect winter break.

Didn't want to leave!

Very quaint cottages have stayed twice now with my husband and it has such charming character 
Its family run and everyone is so friendly  and Rosemary the owner is so full of information for places to see and things to do
Breakfast was lovely 
Will be back again

A little gem

My wife was met by Rosemary who was a very friendly and helpful lady. We had a nice big comfortable bed, in a room where we allowed to take our dog. Breakfast was very good . We really enjoyed our stay in a lovely village

Lovely weekend break

What a lovely little B&B tucked away in the pretty village of Hawkshead! We loved our stay here - the staff were so friendly and welcoming, the room was comfy and clean and the breakfast was really tasty! We'd definitely come back here and would recommend to anyone looking for a place to stay around here! Thank you!

Hidden Gem!

I booked Ann Tysons as a mini break for my husbands birthday. We stayed in room 1 and had our dog with us. Upon arrival we met Rosemary, she was so lovely, welcoming and helpful. The parking is just a 2 minute walk around the corner. Our room was very clean, warm and comfortable with plenty of room for the 2 of us plus our dog to move around and also a wardrobe with a decent size space for our luggage storage. The bathroom seemed quite new, with a great shower! At breakfast we were greeted by John, he was very polite and friendly with nothing being too much trouble. There was an option for cereal aswell as cooked, but we chose to just have the cooked breakfast and some toast. The sausages were delicious and eggs cooked perfectly,our dog Louie also got a sausage each morning which was a nice touch! Overall we had a great stay at Ann Tysons and would 100% recommend, we are already looking forward to our next stay. Thank you for making our stay thoroughly enjoyable.

Warm, Clean and Friendly

Lovely B&B in a great village location.
Stayed in the B&B room under the self catering cottage. The bed was massive and very comfy and the room was lovely and warm (visited in January), bathroom had a strange shower/bath which was effecient and clean.
Breakfasts were well cooked and tasty.
Rosemary and her son John were both very welcoming and informative.
Other reviewers say it needs an update but you can’t update history and charm.

Cottage B & B

We visited the village for a friends birthday and booked into the cottage Annexe , parking was great right outside , room was clean and tidy , massive super king size bed was amazing but did take up 3/4 of the room making it harder to move around , 
We don’t have any complaints we slept well and the last that welcomed up quite late on in the evening was friendly , Our only issue we felt was the noise , the owner lives above the accommodation and it was very loud , we hoped for a relaxing morning which wasn’t the case with the noise of only what we can assume people walking round banging doors and draws , we lay awake from 7am on a Saturday & Sunday morning listening to this unable to sleep , 
Maybe a little sound proofing required 
All in all we enjoyed our stay but maybe would stay else where on the next visit to this beautiful village !

Lovely stay but could do with some TLC

We booked this for a weekend only a couple of weeks ago for a double room with breakfast. 
We arrived on the Friday early evening and we were greeted by the very friendly Johnny and checked in. He took the other half up the road to show him where the car could be parked, which is in a private space a couple of minutes walk away. 
We went up to the room which was lovely. A huge old bed with views over the beautiful cobbled street, a good size bathroom, tv, tea/coffee etc. The room was very hot though, so good opening windows were a blessing for me. Free WIFI which was really good. 
You are right in the middle of the village, so you can just wander outside the hotel and you are there! We went to a couple of the local pubs, which were busy and we ate at The Sun. I should imagine you would have to book some of these as they were so busy. We wandered back to the hotel with a bottle of wine from the Co op store which is open until 10pm every day. 
A great nights sleep and the only thing waking you up is the birds singing. We went down for breakfast which is 8.30 - 9.00am and this was both days, so not much of a lie in, but it does mean you are up and ready to go out at a good hour. 
The breakfast was amazing (and now classed as Number 1 by the other half!), obviously everything was sourced locally and it was really good. This was added as an extra at around £7.50 per person, per day. 
On the second night, we didn't go out as we had done a long walk in the day, so another bottle of wine and a quiet one in the room. Again, really cosy and thoroughly enjoyed it and another good nights sleep. 
We left the next morning at 10am and Johnny had given us free entrance tickets to Brantwood House at Coniston (the home of John Ruskin) which is only 4 miles away. We went and it was very impressive, so worth taking up his offer of free tickets. 
We loved our stay here, great little English bed and breakfast tucked away up a quiet street in the village and we would highly recommend it. 
All the staff were friendly and definitely made you feel very welcome.

Great little gem of a place! Great location! Free parking!

Needs a drastic up date and new mattress etc. We turned the mattress around cause all the springs in it was sticking up, no way could we of slept on it. not much heath and safety going on. I was a bit scared of slipping on way to annex. The old lady is lovely and needs help with up date, come on family, (son living there ) get working on it. It could be so pretty out back. ( in front of annex ) paid more here, than the week  before, for much less luxury. Felt like going back in time  to staff hotel quarters in 70s. If your not going to up grade it, your charging far too much. Sorry for being negative .... what you waiting for guys (Sons ) (family )

I will start by saying this is not a place we would usually choose to stay at but it was part of a hiking tour. Very old house, the décor of the room is quite dated, and a bit dark. The bathroom (ensuite) is a bit small and also quite old. There is a TV in the room and free wifi, although it didn't work very well. Friendly welcome and good breakfast. Located in the centre of the village.
