Lovely B&B in a nice quiet setting with fantastic breakfasts! The bed was huge and really comfy and cosy. Being out in the countryside our room was really dark and peaceful. The host, Caroline, was really friendly and helpful and had even served fresh cake in our room when we checked in! The breakfast was amazing- fresh fruits, yoghurt and granola with pastries plus porridge, omelettes or pancakes to order. There was also a large guest lounge for us to use. Highly recommended!

Highly recommended B&B near Instow

Absolutely lovely bed and breakfast. Food amazing (owners are chefs by trade), rooms large and massive comfy beds and pillows. Pretty location. Freshly baked cake in our room every day. Who wouldn’t enjoy that!

Fantastic

There is a reason this place only has 4 and 5 star reviews. It truly has to be seen and experienced to be believed. From the moment we arrived, we were welcomed by Caroline and her warm, friendly smile and given the tour of this beautiful bed and breakfast.

We were taken to our dog friendly room, which was ridiculously big and spotlessly clean, with a lovely view of the rear of the property. We settled in with a cup of tea and some delicious homemade cake (a beautiful touch).

Nothing was too much trouble, and we were later given recommendations of where to eat (see my review of The Boathouse).

The huge bed was extremely comfortable, and both my wife and I had a great night's sleep.

The following morning, breakfast was prepared and was absolutely delicious.

I honestly can't fault this place. Caroline and Colin have built something truly amazing here and know how to treat their customers, not only so they feel welcome and looked after, but so that they want to return.

I will definitely be returning, and I would highly recommend this to anyone looking to stay in that area.

Had a great weekend at Instow Barton. Caroline was a fantastic host and the food was out of this world. we even took a packed lunch for the drive home. Great place to stay to mooch around Instow Devon

Great place for a holiday

Exceptional that is the only word that comes to mind. Right from the welcome by the owner to the room to the breakfast. The room was spacious with high quality fixtures and decoration. There was even a freshly baked cake on arrival to have with your tea or coffee . The outdoor space was stunning and I could have sat there all day. 5 minute walk down to the beach . There was warm milk available on our return from a pub diner to evening coffee. Even the coffee in the room was not the usual instant I had come to expect from B&B’s in the area with extra given when I mentioned how much I enjoyed it. Breakfast was very professional, you can tell the owners are both chefs. I really want to return .

What a little gem of a find! Beautiful little place with a fantastic welcome by Caroline. Made to feel at home with lots of lovely little touches. Room was very spacious, only a very short walk in to Instow and the Tarka Trail is on the doorstep so great for a run! 
Breakfast was absolutely delicious - hubby couldn’t get enough of it! And Caroline was very accommodating with offering an earlier breakfast due to work commitments. 
Would definitely stay here again and would recommend to others.

The last time we came here it was a warm July before anyone had heard of COVID!
Not that much has really changed at Instow Barton and it's still a beautiful place to stay.

Obviously not that busy on a weekday in late November and the wind and rain made the outdoors less appealing but the welcome from Caroline was still as warm and homely as ever. 

Our room(3) was large and comfortable - just ignore the creaky, uneven floorboards - with Victoria sponge ready on the side for our afternoon tea. Yes, we would have welcomed another lamp or better lighting, a larger TV on the wall and perhaps a fan to take the edge off the countryside silence but the comfortable bed was amazing and even the shower was warm and powerful.

Fortunately the bells at the local church just a few yards from our window didn't ring out to wake us up so we certainly slept well.
We pre-ordered breakfast and there was so much that we struggled to finish it on both mornings we were there - you get double eggs as well as the granola, fresh fruit, pastries and toast.
Still missing some background music, or radio, at breakfast to give a more homely feel - no-one lives at home in silence do they? - and perhaps a fresh flower on the table, but at least the rooms now have numbers on the doors.

The real joy this time though was to see that Colin - previously hidden in the kitchen - now actually exists and offers a warm friendly chat even though his cooking duties no longer extend to the restaurant service that used to be offered here.

However, you can always eat out with fish and chips at Appledore so just come to Instow Barton for the fantastic breakfasts and a wonderful nights sleep in the quiet and the dark of Devon.
I'm sure we'll be back.

Still almost perfect, despite the weather

We had the pleasure to spend one night at the Instow Barton during a hike of the South West Coast Path. The guest house is conveniently located a few minutes from the beach and the village of Instow. Our room was absolutely lovely and very tastefully furnished. The owners are super-friendly and forthcoming. Breakfast was also great. Would definitelly stay here again. Highly recommended.

The embodiment of a lovely guest house

We stayed here with our dog for two nights and enjoyed every minute.  The breakfast was brilliant, too much the first time so we had salmon/scrambled eggs the second time. Lovely homemade granola and pastries (which we took with us for a morning break).  The piece of cake for the afternoon was also a very nice touch. We had breakfast in the lounge, as we had our dog with us, but everything worked brilliantly.

Good value for money

We returned to the Instow Barton as a stopover as we loved the welcome we received last year. We are so glad to say that all the things that make it special have not changed. The tasty homemade cake on arrival, eaten looking at the beautiful surroundings, and yummy granola at breakfast were 2 things we were especially looking forward to. The location just outside of Instow is perfect as you feel like you’re in a countryside village, but with the beautiful coast so close. The rooms are comfy, spacious and decorated in keeping with the style of the house. Last but not least, the welcome from Caroline and Colin was second to none and we will happily return!
